ZillowVERIFIEDOur experience working with Katrina Birr to sell our home was extremely disappointing. Throughout the listing and sales process, communication was consistently poor. Emails, text messages, and phone calls often went unanswered for extended periods, and we were frequently left without important updates regarding showings, buyer feedback, and the overall status of our listing. As sellers, this made it difficult to make informed decisions throughout the process. It is important to note that we moved out of state and relied heavily on prompt communication. We were discouraged from cleaning the carpets in our home despite many complaints of a pet odor within the home. I feel this detoured many potential buyers form the beginning. Once we actually received feedback from Katrina, I made the personal decision to take care of the carpets immediately. We relied on our real estate agent to be an advocate for our home and it's appearance. We were consistently let down in this regard. As sellers, we were willing to spend the necessary funds to make sure our home stayed presentable during its time on the market. We were also concerned about the pricing strategy. Our home was initially listed at what we believe was significantly above market value, which likely hurt early buyer interest. Soon after listing, we were advised to make a substantial price reduction ($15k reduction, made twice in one month from original listing date) rather than pursuing a more strategic approach to marketing and positioning the property. The marketing efforts fell well below our expectations. The listing of our home and the description was subpar and lacking correct details of the home. The house was marketed as "close to shopping and easy highway access." However, our home was better marketed as in the country and quiet, while still within 10 minutes from the city. Important updates were excluded from the marketing on every platform. Such as a brand new HVAC, recently maintained roof, new kitchen appliances, etc. Perhaps most disappointing was what occurred after we terminated the listing agreement. Rather than receiving a professional response, we received a message from Katrina that we found to be unprofessional and inappropriate for someone in a client-facing role. That communication reinforced many of the concerns we had experienced throughout the transaction. Selling a home is one of the most significant financial transactions many people will make. Unfortunately, our experience was marked by poor communication, questionable advice, insufficient marketing, and a lack of professionalism. Based on our experience, we would not recommend Katrina Birr to others seeking representation in the sale of their home. Once we removed our listing and hired a new real estate agent, our home had an offer within a week of relisting the house. I believe this further shows how our previous realtor failed us as clients.

She is very knowledgeable about the Sylvania area and helped make sure the transaction went smoothly, while still getting top dollar. We had a few repairs that needed done for inspection and she even re-routed a contractor that was working on her home so that we could get the repairs done in a timely fashion. On top of all this, she is very pleasant to work with and took the time to get to know us on a personal level.
