ZillowVERIFIEDI cant say enough great things about Kathy! She recently helped me buy my second home, and the experience was incredible thanks to her. From the start, she was so patient with me, answering every question (and there were a lot!) and never making me feel rushed or pressured. Her deep knowledge of the market and her attention to detail gave me so much confidence throughout the process. What really stood out was how much she truly cared about finding the right home for me, not just closing a deal. She listened to what I wanted, gave honest advice, and went above and beyond to make sure everything went smoothly. If youre looking for someone whos not only great at what they do but also genuinely invested in your happiness, Kathy is the best choice.

ZillowVERIFIED We were "out-of-town" buyers with family in town, and Kathy happily accommodated our short schedule. We had narrowed down the areas around Scottsdale we were looking into, and Kathy pulled together a great representative set of homes for us to see. We weren't necessarily in a hurry to buy, but one of the homes Kathy selected ticked all the boxes. We put the wheels in motion to purchase the home, and then we left town. Kathy efficiently handled all the logistics of the long-distance relationship, culminating in a closing less than 30 days later. Kathy consistently looked after our best interests, and she stepped in several times to handle issues. Kathy was easy to work with, we trusted her completely, her communications with us were always honest and open. We couldn't have asked for more.

ZillowVERIFIED Kathy remained enthusiastic about our listing despite some obstacles that were no fault of her own - a pandemic ! the unique quality of our property and the knowledge base of adobe construction that was required to speak to potential buyers and their representatives.

ZillowVERIFIED Kathy was extremely easy to work with and she represented our interests while giving us some much needed guidance. We were given more than one offer that on the outside looked the same. Both had secured lending and both were full price! She helped us navigate what offer would be the easiest and fastest to close based on her experience working with the different types and sources of lending they had secured. Did I mention this sale was in the height of the pandemic? She adapted and was ready to show houses in a very questionable environment. Overall, we were very impressed and will be using her in our next adventure of purchasing a new build!

ZillowVERIFIED Kathy was outstanding in every way. We had a leak that flooded the entire downstairs right before closing and Kathy knew exactly what to do to get us back on track. She alleviated our anxiety as well as our buyers anxiety and everything finished smoothly. I cannot recommend her highly enough. She is experienced, reliable, and dedicated. You will be in excellent hands!

ZillowVERIFIED Kathy was very helpful especially during these trying times (Covid). She was our eyes for all the houses we wanted to see, in that we live 2000 miles away and couldn't be there to tour them. She had great knowledge of the area and the homes available. Everything went smoothly.

ZillowVERIFIED Kathy was remarkable. Absolutely top notch. Incredibly knowledgeable. She was so well versed in the complexity of house sales, state and city requirements, how to best prepare a house for sale, navigating through the various people who visited and made offers on the house, and was incredibly helpful as she guided us through the entire process. There's no way we could have had as good an experience selling the house if we hadn't had Kathy. We needed someone that we could just hand over the entire event from start to finish so that we didn't have to worry, and she absolutely was that person. We never worried. We always felt extremely well informed, constantly updated, and always given superb advice while also always supporting us and encouraging us to make whatever decisions we thought felt best. I literally couldn't have asked for a better experience selling the house.

ZillowVERIFIED We were looking to buy a house and had contacted a couple of other realtors. Were not impressed with them at all. We got the run around from other people and was told to call back when we had gathered more information. Then Kathy called us from a Zillow listing. Right away we were super impressed with her knowledge and how determined she was to help us. She hooked us up with a lender that is as amazing as she is and right away they got the ball rolling on getting us prequalified and ready to shop for a house. She kept checking with us to verify where we were in the process and we started shopping. She listened to what we were looking for and kept searching the listings for any house that met our criteria. We found a home that we liked and she immediately got us hooked up with putting the offer and were accepted right away. When you are buying a home, the process can be pretty confusing, but Kathy kept us up to date on all of the processes and explained everything as we went along. She worked with the seller and our offer was accepted and BAM! NOW WE OWN OUR NEW HOME! Many, many thanks to Kathy for helping us simplify the process and working with us when it seemed that for other agents, if it wasn't super easy, they didn't want to work that hard. Kathy did, though and we wouldn't recommend anyone else! Thanks, again Kathy Rios!

ZillowVERIFIED We had a great experience with Kathy Rios. Finding the right realtor could be challenging. I kind of stumbled upon her after being contacted with cash offers. She got right to work and provided us data comparisons in the neighborhood and then once we decided to sell, she directed us to the handyman and cleaning staff to get our rental ready to list. We had a contract within 13 days and closed in a little over a month from listing. She was confident with our listing price from the very first time we discussed selling with her. She took a lot of the legwork off of our schedule and put the house on the market in perfect time. We highly recommend Kathy Rios to be your realtor.

ZillowVERIFIED We have worked with Kathy in many capacities over the years. We have worked with her to purchase a home, to rent our our investment property and then as a seller's agent to sell our investment property in Phoenix. We are out of state owners and Kathy made the selling process so streamlined. We completely trust in Kathy and her commitment to her work that we were able to not even visit Phoenix once during the sales process. Our property had been rented before the sale, Kathy met the tenant and did the final walk through. We virtually toured the home with Kathy, with us in California, to identify any repairs and upgrades needed. She then helped us navigate the process of repairs with contractors and handymen to bring the property to the state in which we were ready to sell. She was there every step of the way, overseeing the work and making sure payments were made. We were able to sell the home in a short time with many showings and an aggressive pricing strategy to get it sold. We recommend Kathy for her expertise and work ethic, but also her honest and true nature in which conducts business. Thank you Kathy for all that you do for your clients!

ZillowVERIFIED Kathy is one of the hardest working real estate agents I have ever had the pleasure of working with. Kathy held multiple open houses, mailed out 1500 postcards to our neighborhood, put the house on 2 separate home tours, and really helped guide us in putting new stainless steel appliances and epoxy coating in the garage floor. Those changes helped us to get the house sold. We look forward to working with Kathy on our next Real estate endeavor!Vernon & Betty Walker
