Karen Armstrong was recommended by several friends, so we gave her a call. Karen came to our house within an hour and discussed her sales process. Unlike other realtors, she didnt seem rushed, she didnt seem desperate, and she didnt seem pushy to get our listing. Instead, she seemed interested in looking at our house, explaining how we could improve our chances for a profitable sale, explaining the current and near future market, and explaining how she would go about selling our house. We thanked her for her time and interviewed some other realtors, all the while making many of the improvements Karen suggested. A few weeks later, we called Karen again, and again she quickly made herself readily available to discuss listing our house. Again, she was not pushy or desperate. She looked at our schedule and we discussed calendar dates and timeframes. She was specific on when she would advertise the house as aEURoeComing SoonaEUR?, when the listing would aEURoeGo LiveaEUR?, and when an aEURoeOpen HouseaEUR? would be scheduled if needed. She was specific on when the aEURoeFor SaleaEUR? sign would be placed in our yard and how aEURoeFlyersaEUR? would be placed in a box near the street for prospective drive-by buyers. Karen was also insistent that our empty house be staged to highlight the positives and gives buyers the ability to see the potential of our interior. We signed a listing agreement and Karen got busy! Karen arranged the staging which came out beautiful and cost us nothing-payment was arranged between Karen and the Staging Company. She had a professional photographer take interior and exterior pictures, and again at no cost to us. The best was that everything Karen said she was going to do, SHE DID! The house was listed as Coming Soon, a large For Sale sign was placed in our yard, and directional signs were placed from major roads. Excellent pictures were added to our listing and our property went Live on the day Karen said it would. The next 4 days were a whirlwind of property showings and buyer offerings. Karen managed the communication with the realtors of many prospective buyers, and on the fifth day of the listing, we were provided a detailed list of 8 potential buyer contracts, all 8 well above our listing price. Karen also handled the sensitive communication with several other non-competitive offers. Sifting through the 8 competitive offers is where Karens knowledge and experience really came through. She explained the particulars of the buyers offers and made this very difficult process an easy task. And in the end, when the selected buyer wavered on one of the contract terms, again it was Karens knowledge and experience that saved the day. We ultimately closed at a price $25,000 higher than our listing price, and significantly higher that similar homes in our neighborhood. I look back and know that we made the right decision in selecting Karen to sell our home, and through her knowledge and expertise, Karen got us more money with less stress than any other realtor could have, and in the end, thats what its all about!
