Julie, Shawn and Rainey were incredibly helpful in taking a difficult situation- selling a house at a distance- and making it easy. They assessed what needed to be done to put the house in the best light, finding plumbers, house cleaners, woodworkers, carpet cleaners, a locksmith, furniture to "stage" the house and even replaced lightbulbs. ZillowVERIFIED My wife and I decided to move from Billings to Missoula to be close to our daughters and their families, two of whom live in the Rattlesnake. Our timing was not good. This spring there was limited Rattlesnake real estate for sale and great demand, much from out of state. One of our daughters recommended Julie Gardner to help us acquire a new home. Julie took us to a few homes that were available in the area and one under construction 20 minutes away. She learned our taste and we developed a little familiarity with the market. Nothing was suitable, but we agreed to watch for new listings that met our requirements and returned to Billings. A house in the Rattlesnake that met almost all of our requirements came on the market on a Thursday, a month or so later. Julie told us that it would sell quickly, but we were not immediately available to come to Missoula. One of our daughters was available so Julie took her to tour the house and she agreed that the house was suitable. I asked Julie what to bid that would give us a 90 percent chance of acquiring the house. She suggested that we not include any contingencies, quoted a figure well over the asking price and we made an offer. The seller closed bidding the following Monday and we were informed that our bid was the second highest of over ten bids. Julie had suggested and we approved a clause in our bid offering to consider raising our offer to match the highest bidder. Presumably because of our absence of contingencies the seller offered to sell to us at the higher price. We agreed. Julie made the process of closing easy. We were able to execute all the required documents on-line so we did not need to come to Missoula to close. We did not fully appreciate how smoothly the process went until we sold our Billings house. Even though we were living there at the time, closing in Billings was a hassle. After closing Julie has been very helpful with the myriad of issues associated with moving to a new location. My wife and I would highly recommend Julie Gardner and her staff.

Each member of the team brought a different yet valuable perspective in our viewing of potential properties and answering our many questions-- most of the time they were pretty spot on. We had asked numerous questions regarding zoning and how the city handled different situations in practice. Their answers were prompt, which was important when listings moved in just days, and when the didn't know the answer did the research instead of bluffing through. She's not unwilling to advice against a property when it was in our interest even though it meant prolonging the hunt (and increasing her team's workload). Very glad to have worked with Julie and her team and would not hesitate to recommend.
