I couldnt have asked for a better agent than Julia since I lived in ID and was moving back to CA for my job and was looking in an area that I was not familiar with. Julia listened to what I was looking for and proceeded to search for the perfect home for me as well as looking at several I had sent her from real estate listings that I found. I made one trip out here prior to my move and we looked at my short list and I made an offer on the home that was at the top of my list then flew back to ID. Unfortunately, after the home inspection there were many things that needed repair, so I chose to pull out of that transaction. Julia then found an incredible home for me based on her knowing my needs, and we did a couple of video walkthroughs and I placed an offer, having never seen the house in person. To do that and be happy with the home you bought you have to be working with a wonderful realtor who knows what you are looking for and who is a tough negotiator and has your back and interests at heart. I would highly recommend her as a selling or buying agent as she works hard for her client, she will listen to your needs, and she will make sure you get the best deal possible. You wont be disappointed!

Julia was amazing. She helped me find the perfect condo for me. When I was ready to sell, I knew she was the one I wanted to help me sell the condo. She always kept me informed and made the process very easy for me. She also gave me tips on upgrades I can make to help bring the value of my property at a low cost to me and it worked really well. I would definitely recommend Julia to family and friends if they are looking to buy or sell a property.

Hi Ben. You should not be home when the appraiser comes. If you need to let him in, then just step away while he/she is working. They will need to take pictures of everything as well. If they have any questions to clarify anything they see, they can ask you but really you should not be home. I do highly recommend that your listing agent be onsite and available to the appraiser. It's ultimately their job to defend the purchase price. Best of luck to you!
Yes you need to sign a buyer rep agreement to see a home BUT you have so many options. You can sign it for a single day of the showing, or even a single property. You can sign it for just an area or neighborhood. You can also cancel it at any time. This is such a great question. I'm so happy you asked it as you have options. Ask to read it first then you can choose what you want to agree to. If the agent does a good job and you find them qualified and helpful then you can sign a new agreement for up to 3 months. Yep but your spouse will have to sign a quit claim. There might be tax implications so definitely discuss with your accountant or tax professional. Best of luck!
You do not need a pre-approval to find an agent or even to start looking at homes but depending on your market, you might need to have it in hand to get an offer in quickly. Also, mortgage calculators don't tell the whole story and it would be helpful to at least have a pre-qualification to give you the best idea of your affordability.
