ZillowVERIFIED I had an extremely complicated project that Judy helped me with. Her company managed 5 single family rentals I owned for about the last 7 years. I wanted to sell them and execute several 1031 exchanges, perhaps reducing the overall number of properties I owned, while increasing cashflow.Over a 16 month period from Nov 19 to Feb 21, she and her team conducted CMAs, vacated tenants, conducted repairs, staged properties, and sold properties. At the same time, we were shopping for replacement properties to meet the tight time requirements for a 1031 exchange on each one. Even with 3 deals falling through (2 buyers and and one seller backed out), we still managed to meet the time requirements for all exchanges. The end result was the purchase of 4 multi-family homes, all fully occupied and turned over to her property management company. Nearly all of this occurred during COVID, and because I live out of state, purchased sight unseen by me (had to sign a waiver) via power of attorney. I would find them as they were listed, and she personally visited each candidate (sometimes by the next day), inspected/photographed them, and had a frank discussion of her opinion of its investment quality (i.e. nothing wrong, good price, some work required when tenants vacate, but good price, flood zone, only buy if you feel like dealing with those issues). Her extensive lists of contacts in the area helped as well, from getting multiple repair quotes quickly to calling selling agents to advocate for me. One property I purchased was under contract with another buyer, fell through, and was relisted. The market was moving so quickly that the seller was taking offer through close of business that first day. However, by the time we saw the listing, only about 90 minutes were left in the business day. She called the agent and managed to get the details I needed so we could submit an offer, which was accepted over several others.There were definitely some ups and downs and some nearly-disastrous days, but her help and experience ensured that I got the ultimate results I was looking for.

When I reached out to Judy in early October about the possibility of listing my long term rental, she did not just say yes to sell another house, she came to the meeting with notes, a suggested plan, a price she had in mind supported by facts and the credibility that I was working with one of the best, if not the best in the Hampton Roads area.
