First of all, I was blown away by the quality of the listing photos she had taken (seriously go look up her listing photos to see for yourself how great they are) and by how well she marketed the listing in general. Judy had my condo under contract in just eight days(!), exceeding all previous expectations I had after seeing many other condos sitting on the market for much longer. She was also incredibly effective at moving the sale forward on schedule, despite many challenges such as the buyers original lender backing out (in that case, she quickly connected the buyer with a lender she found who had previously provided financing for condos within that same complex, which allowed the sale to be completed as planned).

Judy provided a service more than just a realtor. Her knowledge about real estate is impeccable because shes been doing this over 11 years, and she has the experience and truly has your best interest at heart. She wears her heart on her sleeve and doesnt play with money which I loved! Shes consistently keeping up with the market, knows exactly how to negotiate price points, and has a whole team of connections if you need anything in your closing process. Whether youre selling or buying, she has a licensed guy for any repairs, improvements to your home to increase value, home inspectors, cheap home insurance companies, a variety of loan lenders, literally anything you need, she knows someone that can get you an amazing deal. You dont only get her partnership through the buying/selling process, her motto is to keep connections, stay in touch, and reach out for anything you need afterwards as well. In my closing process, I went through not one, but TWO hurricanes. Judy and her family were affected through these storms, but she took it as light-work still helping answer questions, get paperwork done for VA Loan standards and close on time. She really did dominate this whole process and I'm just truly amazed how great she is at her job. Judy is a supporter of our Military, and contributed donations to my unit after months of owning my home. ZillowVERIFIED Words cannot begin to describe how wonderful of an experience I had working with Judy Horvath and the Horvath Group. My decision to buy a home had been one I thought of for a while, but moved forward with quite suddenly. I looked up realtors in my area, and within 10 minutes found myself calling Judy first out of all other contenders. I'm so happy I did, as that first realtor call was my last. She just had that great of an impact the first time I spoke with her. For starters, she was very attentive and took time to ensure she had an understanding of exactly what I was looking for. Being a family-oriented individual herself, she was able to relate to my wants and needs when it came to taking my kids' well-being and livelihoods into consideration. Even with a family to tend to, Judy had no issue incorporating balance between work and home life, and I never found myself frustrated or waiting long periods of time for call backs or responses. Within 24 hours I was viewing homes and within the week I was under contract for the home I'm currently sitting in! From the moment we started viewing homes, Judy made sure my questions were answered, my concerns were addressed, and she was able to bring knowledge and experience to the table. When I entered contract, she took the extra time to show me things we would want to look out for on the inspection and really started to help me put the vision of MY home together inside the house. In terms of inspections, lenders, etc. she has a wonderful network of vendors she works with and not a single one of them have let me down, even after closing! The thought of banks and mortgage companies asking questions, and looking for paperwork and statements. I'm sweating just thinking about it. Buying a house is a serious bit of money. You think you can pull it off, but you're not sure. I finally mustered up the cojones to take the plunge. Rents in St Petersburg are ridiculous I had to do it. The first meeting I had with Judy in her office, I was so nervous I cried the whole time.Judy gave me kleenex, she assured me that there is something for everyone. That same day we went for a ride and BAM she showed me my home. A perfect little condo for me and my little dog too. In the perfect neighborhood, close to everything I need and want. That's when Judy and Bud really sprung into action. They made everything so easy and accessible. With the exception of a couple of things, the whole mortgage and purchase process was handled online. I could easily sign documents online. Who knew? Come on, Gimme a break I was born in 1968. The story has a happy ending I'm living in my little dream pad. Miss Judy has listings for everything in this area, once we had talked she knew exactly what I needed and what to show me. Bud helped me with setting up the loan and how much payments were going to be, helping me adjust payments to fit my budget. They took care of insurance and all the fine print. ZillowVERIFIED Well I'm 65 years old and I've written one review in my entire lifetime. Nevertheless, I'm really happy to convey my wife and my experience working with Judy Horvath. Judy is a rare pearl in an ocean of real estate agents in Florida. I know because we dealt with several when looking for a retirement home. Her knowledge of the market is unsurpassed! Moreover, she kept us informed about things that can really make a difference to a retiring couple. As an example: She made it a point to understand our budget for our mortgage amounts. We wanted to look at homes in a community setting and she would tell us when she thought association dues were "in line" and "out of line". She would also help us figure out what the new taxes would be on the properties we were looking at. She would remind us that the taxes the seller was currently paying on the house would not necessarily be the taxes we would pay, especially if the sellers were under Homestead. In short Judy wants you to enjoy your home and your retirement long after the sale. What I liked best about Judy beyond her knowledge was her patience. She took us to several communities north of St Petersburg and south. She knew the charming spots in the community like parks & restaurants and events that happen there. She also knew the reasons why you might not want to consider certain areas. In the end, my wife and I purchased a wonderful piece of land on the Manatee River. As a result, we spent well under some of the million dollar price tagged houses she took us to which meant her commission would be much smaller. We were in a major competition with a home builder who wanted the same land. Instead of being frustrated with the turn of events...Judy fought for us like a badger protecting her young. She talked to both the realtor for the seller and the seller until they felt more comfortable with us as buyers over the builder. We live in Illinois, and she and her team helped us on an offsite close. We couldn't have had a more positive experience. If you choose Judy and her team, you couldn't be in better hands.

Several years ago we met Judy at an Open House and she helped us find a home that worked great and was responsive. It was a breath of fresh air because we were already serious about buying, had financing and had purchased homes before but Judy was the first Realtor to fully engage us to help us find our home.We recently decided to sell our home after our family had grown a bit more and we needed a larger home. Here is where Judy truly helped. Prior to listing the home there were repairs that needed to be made and updates. Judy came by multiple times to give some market insight into what we should do with the home and also helped us line up contractors when needed. When it came time to actually listing the home she did a great job of marketing and showing the home. We had something like 30+ showings in two days, I actually lost count as it was so packed. We had multiple offers above list price and when it came time to choose she helped us prioritize offers based on more than just the money aspect. Judy is high energy, understands the market conditions, cares for her clients and has a winning attitude. She is the right partner when you are engaged in such a competitive market as the Tampa Bay area is right now. She gives her all in real estate and it shows.
