ZillowVERIFIEDLiving 1500 miles away from the house I was selling was daunting. Judy stepped up to the plate and made it easy. She was there to receive newly ordered appliances, coordinate with the surveyor, manage the septic tank issues and kept in contact with me all the way thru the process. I was very lucky to find her. The house sold within 2 weeks at a fair price. I highly recommend her.

ZillowVERIFIED Judy knows the market and worked in our best interest through the process. She was not pushy but explained the facts so we could make the right decisions. She and her staff keep thing rolling, after a few brief discussions she knew exactly what we were looking for both in terms of location as well as the unit itself. She is caring and considerate; during our tour my wife was suffering from headaches and Judy went out of her way to help her and we are both thankful for her help and making the experience enjoyable and not an ordeal.

ZillowVERIFIED Judy hung in there with us for a few years. 100's of condo's later we got the one that work for us. Always treated us 100%. Always made time to meet us and show us places. 2 years ago my wife an I bought a condo off Judy. We went put a down payment on the condo. Purchased it and was setting a closing date. I had a issue a few weeks later with my job and couldn't purchase the condo. She keep in touch with us sending us reports and just keeping us in the loop. Never got upset when the sale fell apart. Just treated us like we were important. so that's the reason we now own our condo in fla.

ZillowVERIFIED Judy is absolutely the BEST! Due to unfortunate family circumstances and a fast sale of our Northeast home, we were unable to buy a property in Naples prior to aEURoemovingaEUR? there, so we sold our furniture, packed our belongings and moved into a rented a condo for a month in Naples. The first week we were there, Judy toted us around for two days, found a perfect home for us, and made the process happen FAST aEUR" 20 days from our aEURoehomelessaEUR? arrival in Naples to Closing on our new condo. She was attentive and responsive and treated us and our lower budget as well as if we were buying a multi-million dollar property. We found not just a real estate agent, but a new friend. Highly recommend Judy and her colleague Beverly Bragiel. You can do no better than going with this team!

ZillowVERIFIED Judy is a one of a kind realtor! Very knowledgable about the communities and what they have to offer. She was on top of things every step of the way. Her response time to any of our inquiries was within minutes. We were interested in buying a vacation home and renting it out part-time. She walked us through the entire process of what we needed to do to get it ready to rent as well as advice on how to list it. Her attention to detail is remarkable. ZillowVERIFIED Judy is the BEST REALTORS IN NAPLES FLORIDA. She is very honest, upfront in all her dealings and represented us in a very inteeligent and fair professional manner. She takes the time to show you what may interest you and gives good advise pros and cons. It only took a few showings to determine our new condo in the Strand golf and country club. She was good at finding a ocmmunity without bundled golf which can run the buyer signifantly higher yearly costs. We ( Maria and Ed ) highly recommend her to respective buyers. Thanks Judy !!!!!

ZillowVERIFIED 5 stars all the way ! We definately lucked out when we randomly chose Judy to assist us in finding a condo in the Bonita Springs area. You don't have to blindly find a Real Estate Agent like we did. Call Judy Cuuninham ! She was there for us throughout the entire process and we are especially grateful for her help and guidance after the fact, referring us to a dependable Home Watch and Maintenance service as our primary residence is out of state. A sincere and down to earth professional.

ZillowVERIFIED Judy was outstanding throughout the whole purchase process of our beach front condo in Naples. She worked diligently to send me any and all listings that fit our criteria. We then identified 8 or so units we were interested in looking at. We flew down for one day and Judy lined them all up for showings, an amazing feat to accomplish, all coordinated in a timed fashion. When we zero'ed in on the unit we wanted to buy, we unfortunately encountered a listing agent who was just horrible. The listing agent wouldn't send out offer to the owner, Judy fixed this. Then the listing agent wouldn't let us have an inspection or appraisal visit. Judy enlisted the help of legal representation to remind the listing agent she was acting legally improperly. She solved this one too. In the end, the deal got done only because of Judy and her tenacity. Then after the sale, Judy was a life saver in orchestrating a crew to come in and remove the mountains of junk left behind by the sellers- all at no cost to me. Two enthusiastic thumbs up for Judy!

ZillowVERIFIED Judy helped me with every aspect of the sale of the house. We had a more than unusual case due to having tenants in the property during her listing period. The tenants became an issue towards the end of the deal due to personal reasons. Judy was there to help me, the exiting tenants, and the buyer as well and helped seal the deal.

ZillowVERIFIED Judy is extremely helpful and highly professional realtor. She is always ready to answer any questions we ask and provides additional information. She helped us better understand the real estate market and neighborhoods around Naples and Bonita Springs where we plan to retire. In July of 2013 Judy guided us around Naples and showed several condos at Hidden Lake Villas. She helped us to submit an offer for one of the units. More importantly, when we backed out of accepted offer, we were not pressured to buy, but helped to unwind the deal. Judy's integrity in this case is highly appreciated and we will seek her help when we really will be ready to buy.

ZillowVERIFIED We were unfamiliar with the SouthWest Florida area and called on Judy to assist us with our purchase. We planned on being in the Florida area for 3 days only to view potential properties. We changed the parameters of our wish list after the first day of property hunting based on what we saw. Judy was quick to react and had a new list of properties arranged to view the next morning. We are very happy with the property we purchased to which we owe Judy credit of finding.

ZillowVERIFIED There is no question about it, we highly reccommend Judy Cunningham to anyone searching for a residential property in S.W. Florida. She is totally dedicated to finding the right home for you and knows her market very well.During our search for a home away from home, we found Judy through the Zillow web site, as we had seen her associated with many properties for sale in the greater Naples area ( including Fort Myers Beach, Bonita Springs, Fort Myers and others).Judy listened attentively, quickly understood our needs and found exactly what we were looking for. All this through the added difficulty of having to correspond in a timely manner with us when we were out of the country. Experienced and very resourceful, she allowed us to conclude our transaction in a very efficient and professional way, and we expected nothing less. You deserve the quality of work, the respect and professionalism this lady has to offer. Don't miss the opportunity to work with her when the time comes for you to search for a home in S.W.Florida.

ZillowVERIFIED Judy has a wealth of knowledge of the area. Her ability to be available on a moment's notice, especially in the current, fast paced buying environment of well priced homes, was what allowed us to be on top of all new listings in our area of concentration. And her advice to us for the offer is what closed the deal! She is one of a kind and thankfully we found her at Zillow!

ZillowVERIFIED We engaged Judy to help us locate and purchase a mulitfamily property in Naples. we had identifed several via zillow and asked her to help us figure out which were the best ones for our budget and income expectations. She immediately identified the gem in the bunch, but also identified the ones that werent in ideal locations and some that we hadnt thought of. As out of towners, we needed to view the properties within one day. Judy took us to four great properties, all that we would have loved to purchase. Her knowledge of the area was extremely beneficial and really added into our decicion for one property. We were able to submit our offer and purchase the house within 30 days. Judy has many contacts in the area and was very helpful in stearing us through the closing process. I have recommended her to several friends and am looking forward to working with her again soon.

ZillowVERIFIED Wow!!! Buying a second property when your primary residence is in Indiana we thought would be a nightmare!!! That was the the absolute opposite of our experience. Judy had sold a good friend of mine's sister a place, and was highly recommended. After talking on the phone for a few weeks, and checking MULTIPLE listings, and her receiving MULTIPLE phone calls, (if I were her, I would have call blocked me!), I flew down for us to do the tour of places we were interested in. We ended up purchasing a short sale, or as I call it "the lesson in patience", and we couldn't be happier. With Judy's experience she knew how to word the contract (ex. the bank and to do or die on our offer first...no price wars with other potential buyers, and protected us with how she worded the inspection. My husband and I would highly recommend Judy and her expertise to anyone. Retirement will be someday, and we will sell up here in Indiana, and the short sale property in Naples, and start with her all over again purchasing a year round property in NaplesBryan Jay & Andrea L. ZillowVERIFIED Judy became our perfect advocate as we went through an extremely difficult purchase of a bank-owned foreclosed property. Dealing with seller/bank required major patience and expertise, and frustration was the operative word as we dealt with the ineptness on the seller's side. Judy managed to keep us centered throughout the many month process, relying on her experience and resource pool of advisors to keep us on track. Her response time was nearly instantaneous, utilizing the electronic age in which we now live to it's fullest advantage. We ultimately closed on the property, and could not be happier with our new home. Judy's willingness to fight with us to the final closing enabled us to realize a property that has been a lifelong dream come true. Utilizing Judy as your realtor will prove to be a positive and professional experience.

ZillowVERIFIED We met Judy a few years ago, when we still had property up North, and no cash. Even though she knew we were not in an immediate position to buy, Judy took us to see any property we were interested in, at our convenience, without pressure. All that perseverance paid off, because we found the perfect place together around the time that everything fell into place and we sold our Illinois properties. It was a perfect fit, because the sellers were interested in buying our Bonita condo as well.Between the seller's agent and Judy, the two of them worked harder than I've ever seen anybody work. Everything, down to the last little detail, was handled quickly and professionally. Nobody works harder than Judy to find the right fit and make it happen. I would use Judy on either side of the deal again, in a heartbeat.
