ZillowVERIFIEDJosue provided calm, expert guidance that made it possible for us to sell our home - the first day it was on the market - for thousands more than the listing price. His insights, sense of the market, and ability to negotiate with the buyer was irreplaceable. His marketing talent was unique, innovative, and impressive, making full use of today's technologies to ensure the widest possible distribution of information about our home. He led a team that staged our home so enticingly that we almost regretted putting in on the market! We've left the area, but if we ever return to Metro DC there's only one realtor we'll call - and he's the one you should call as well.
ZillowVERIFIEDWhile working with Josue, he demonstrated a tremendous knowledge of the real estate market in the Greater DMV. His expertise has helped us on both buying and selling of our homes. We would recommend Josue to anyone for their real estate needs.
ZillowVERIFIEDJosue is an exceptional realtor. He really takes the time to get to know you and educate you about purchasing a home and the whole process that entails. As a first time homebuyers, Josue made the process easy and stressless with his great communication, friendly personality and passion about real estate. He even goes the extra step to keep in touch after we purchased our first home. He always answered our calls and questions. He even suggested refinancing and provided a great recommendation. We are now saving hundreds on our mortgage thanks to Josue. I would recommend him to everyone!
ZillowVERIFIED(EspaA+-ol abajo). My family and I are so, so thankful for all the ways in which Josue helped in the sale of our condo in the midst of a Pandemic and total shut down. We had multiple leads with various realtors vying to list our property, but his expertise and portfolio stood out by far. As has been the case for many, Covid threw numerous wrenches in our plans. Yet Josue was able to provide quick communication, advice and solutions time and again. From offering 3-D Viewing, to providing good staging ideas, to initiating conversations with the Condominium Association in my absence - we are so, so grateful for the time he invested and integrity he demonstrated. I cannot recommend him enough.

ZillowVERIFIEDJosue was awesome! First time homebuyer and I was super nervous, anxious, unaware of a couple of things. Josue was very knowledgeable, treated us like we mattered and not just another number on his record. Definitely tempered our fears and anxiety buying this home. He was always available to contact and always respectful and really professional. Was very intune with us and was able to pick up when we didnt understand certain things. When these instances occurred he was very proactive in ensuring we understood everything that was going on and if we were ok with it. He was around during all of our walkthroughs per our request because we just felt so comfortable knowing he was present and had our back. He was able to give us tips on what to look for and tips on what to ask. And in the event we may have forgot a key question that we should be concerned about Josue made sure we asked before the meeting was over so we were not left with any uncertainty or were putting ourselves in a bad position. Granted this was our first experience buying a home but I will definitely say this has been the best experience I have been through. So smooth, no headache, no confusion. Josue definitely set the bar high! If/when we buy another home Josue will be our first call. Me and our family sincerely thank you Josue!
ZillowVERIFIEDI enjoyed very much working with Josue to sell my house. He is very knowledgeable and professional and guided us, step by step, through the process to make sure we get the best price possible. Josues advice on how to prepare the house before putting it in the market was outstanding. He showed integrity and was always looking to do everything the right way. We signed the settlement and everything went smoothly. Josue represented us very well and can be 100% trusted as he looked for the best options. I highly recommend him.

ZillowVERIFIEDJosie was impressive and skilled as a realtor. We live out of town and were especially handicapped when it came to selecting someone to represent us. Josue was a rare find. He's especially adapt at working with needed repairs, and the tradesmen involved, recommendations for upgrades that will affect the price, and developing a strategy that works. He is trustworthy and reliable, a often lost combination these days.
ZillowVERIFIEDI bought few properties in woodbridge area and came in contact with so many agents but I saw Josue Josh Ruiz is the best. On my last purchase, about six months ago, he helped me. I saw his honesty, patience, professionalism. He is very knowledgeable in this field, helpful and organized realtor. He has very good negotiable skills and very good deal maker. He has been always available whenever I needed him. He always listens and focuses on his client's interests. Main thing he is very honest and always gave me good advice what to do for a good deal. No doubt he deserve at least 5 stars.
ZillowVERIFIEDJosue is a phenomenal realtor. He went above and beyond to ensure my family was getting the most for our money. He laid out the best plan for return on investment with our listing property. His plethora of top notch contacts made that process a breeze, as well as affordable. When it came to buying he found many new properties missed, laid out road trips to see them all even on our short notice, and is a superb negotiator when it comes time to close the deal! Our family will be calling him in a few years when we sell as week as for investment properties.
ZillowVERIFIEDJosue is an excellent professional with an excellent manner and gives good attention to his clients. He has been always available when I needed him. He listens and focuses on his clients interest. Josue is very honest young man and provides clear advise to his clients what to do. He never gets tire to help until his customers get what they need.
ZillowVERIFIEDJosue Ruiz is very knowledgeable about the market and how to sell a house and negotiate the best deal for a seller. When the best offer was still less than what I could accept, he proposed a counter offer that would work for me but I was sure the prospective buyer would not accept. A day or two later Josue called me to let me know the prospective buyer did accept. We made no concessions and asked for a few. Those concessions were very helpful for me. I've known Josue for more than 8 years and know him to be an honest person who will work to help anyone get the best deal possible.
ZillowVERIFIEDFirst time home buyer here and super blessed to have found Josue. He by far exceeded my expectations in every way. I felt very comfortable in asking any and all questions. He was always available via email and phone, as I can be very needy. He would ask questions that I wouldn't even think of asking which was great. This whole process can be very overwhelming but I am happy to say I had a great support team. I would recommend him, 100%! I know I will be using him in the future.

ZillowVERIFIEDJosue was honestly the best realtor we could have hoped for in the whole home-buying process. We just purchased our first home in July 2017, and the whole process went so smoothly thanks to Josue. He was incredibly knowledgeable about the area which helped a lot. He gave excellent advice about the process and helped us make informed decisions. He is professional, intelligent, friendly, and patient! Oh my, we made the poor man look at SO many houses, but never once did he push us to make a decision. We felt so glad to have him as our realtor. Closing negotiations went like clockwork thanks to Josue, even though the appraisal came under the asking price. Can't say enough good things about Josue! I can definitely say that when we are ready to sell our home, we will be calling on Josue to help us out!
ZillowVERIFIEDI interviewed 4 realtors before taking the decision to work with him and I didn't get wrong, I had an excellent working experience with Jose. He showed a positive attitude all the time and always answered my calls when I had a question. He is also very professional and takes care of my interests all the time.

ZillowVERIFIEDJosue, you are the top of the line, you will advance greater in realtor business more than you have been because you are trustworthy, patience and client oriented. After the housing crisis in 2008 when I lost my home, it was you that made me achieve my American dream again. If all realtors would work tirelessly and genuinely like you, there will never be another housing crisis like it did in 2008. Josh keep up the good name and continue to excel in your business. I edge the public to patronize Josue Ruiz realtor services in either buying, selling, or to rent a property and you will never regret it.
ZillowVERIFIEDWe just purchase our 1st Home with the assistance of this amazing and patient professional. Josue was always available to show us listings that interested us and provided detailed information about each home. He took us to see several homes over 3 months. Josue was always responsive and patient even at weekends and late evenings. I could not believe how responsive he was to all of our requests and questions, and he knew far more that I ever hope to about the process of buying a HUD Home. Josue was absolutely on top of everything that had to happen (due diligence, inspection, closing schedule, etc.) and was proactive about keeping us informed at all times. His Knowledge guided us through difficult decisions and made everything easy for us. We really had a great experience working with Josue. We will continue to use Josue for all our future real estate needs and highly recommended him to friends.
ZillowVERIFIEDJosue helped us to buy our first home in 2015. He always made himself available to us so we did not need to take time off from work. He was always prepared with listings which met what we were looking for in a house. Josue was able to deliver us the perfect home for a reasonable price by letting us know about an amazing listing as soon as it hit the market. We highly recommend him!
ZillowVERIFIEDI had originally gone with a realtor that came highly recommended. Unfortunately this person didn't really care for my interests and was never available. My sister told me about Josue. Deterred by my previous experience I was apprehensive to call him but I did. I had to leave a message and he called back almost immediately. His phone demeanor was kind and friendly and I looked forward to what he had to offer. Being a first time homebuyer I was kind of a nag and wanted to see EVERY house in the world. Josue was always available and was quick to respond to any question I had. My experience with Josue was one that you can't describe other than he's an amazing person and really enjoys what he does which in turn makes his clients extremely happy. I have referred him to other family members and will continue to do so and of course he will be my go to man for my next purchase. Thank you for doing what you do Josue.
ZillowVERIFIEDJosue helped our family back in 2012 to find a town house . He was very helpful and very patient with us . He helped my brother and cousin find their home . Now he is helping us find a single family home . I would recommend him to everyone whom I know that would like to purchase a home . He is great .
ZillowVERIFIEDJosue is a very honest, and hard-working agent. Towards the end of our selling, many people were seeing our home, almost 1-3 every day for a month. He was on a case about our keeping home spotless and organized daily for possible buyers. So, selling was difficult with a young adult son and a sick dog, but Josue was persistent. Our home was a hard sell, and Josue did his best. We all learned a lot, what to do, and what not to do. He also speaks Spanish which is a great benefit. He is a very nice person, and will work hard to sell your home.
ZillowVERIFIEDMr. Ruiz was very helpful, answered all questions with quick response, and made our home buying experience one to remember. I would recommend Josue Ruiz, to anyone interested in purchasing a home without hesitation.
ZillowVERIFIEDAs an agent and advisor we found Josue to be thoughtful, sincere, patient, responsive and a good deal maker. He is a very patient and calm individual with a very methodical approach. This really played well with us as we were first time home buyers. Before we rolled out our first offer, Josue insisted that we sit down at his office and go over the entire purchase process. This was very useful as we got acquainted with the puts and takes on how things would play out and were well prepared and on top of everything. Although we bought in Mclean, our search radius was Northern VA and we found Josue to be very knowledgeable about this entire area to help us find the perfect buy that fits our budget and is optimal for our family. During our search Josue was very patient , was not pushy, and insisted that we find the right place and not settle for something that we would later be unhappy with. He kept us encouraged and focused. During negotiations, Josue was very calm and effective. After identifying my objectives, he was relentless in helping drive the bargain with the sellers / listing agent and representing our point of view. As a result, we were able to close at $75,000 below the list price in a very competitive market. I would not hesitate in whole heartedly recommending Josue as an agent!
ZillowVERIFIEDJosue was the perfect realtor! Very patient and on top of everything. I was a first time homeowner and Josue helped me through every step of the process. Was real good at answering all of my questions and was very professional.
ZillowVERIFIEDI bought 2 houses from Josue, he knows his market and was able to quickly adjust to my needs. He is very knowable and very Patient. If I buy another house it will be from him.
ZillowVERIFIEDJosue-the most honest, patient, professional, helpful and organized realtor I ever had assist me in buying a home. I was discouraged at first with my unique case. Josue was encouraging & very patient by helping me understand each step of the way. I wasn't left in the blind and no doubt he had "my back." His negotiation skills were great because he did not let the other side of the term not do something in the home before the closing. He listened to my family's wants/needs and tried his absolute best to help me find a perfect home. It was great that he grew up in the area and that was helpful and knowledgeable. It is great that he is bilingual and able to speak Spanish, I was able to communicate with him the best I could. His customer service was truly one of a kind; it felt more like a family member than my realtor. I recommend Josue to all my friends and anyone that needs a great realtor.
ZillowVERIFIEDIf I could, I would write in English all the amazing things Mr. Josue Ruiz has done for me as my Agent since I met him in 2009, but, as I am not fluent, I will write in Spanish. ZillowVERIFIEDJosue has been my go-to agent for years. He's handled all of our real estate needs (sale, lease, and purchase). When I sold my rental property in Woodbridge VA, it was nearly an hour drive from my residence. To save me the trouble of having to drive out to Woodbridge for every little thing, he took care of it. Everything went off without a hitch. All I had to do was show up to sign the sales document.
ZillowVERIFIEDJosue rocks as a buyers agent. He was extremely patient with me and my wife throughout the process. We had very specific desires in a home and were very particular about which we would commit to. He sat down with us and helped us draft and organize a plan and want list. We saw several homes in 3 different cities over the span of 6-8 months. Josue was always available and worked within our crazy schedules and reschedules to find the home that suited us best. His attitude, professionalism and knowledge of the area market were key in finding our home within our price. We are very grateful to have had him as an agent and I would hire him again and highly recommend him.
ZillowVERIFIEDI know Josue Ruiz from barbershop he is a customer of mine as well he help me out so much from the very beginning. He always found the time with my busy schedule to show me the homes that interested me. I would definitely him no doubt thanks for helping me and my family!

He speaks Spanish and English very fluency, so able to handle all kind of customers from different aEUR"different cultures. He knew exactly what steps he has to take for assisting me in buying the home. His calmness throughout the process turned many a perceived 'crisis' into an easily handled situation. ZillowVERIFIEDJosue is a honest, hardworking, knowledgeable, and professional realtor. He helped our family find our first home and it was such a great experience that we used him again to purchase our second home. Josue has been there for us even after our purchases, answering questions that we have about the market to help us with refinancing. We recommend him to everyone we know and the friends that have worked with him agree too that he is a wonderful realtor.
ZillowVERIFIEDJosue is an amazing agent! From the very beginning of the process he was encouraging and helpful. He helped me to get financing for my new home at a time when banks were unwilling to lend. He worked tirelessly to make sure that my family would have a home of our own. We may have seen every listing in Woodbridge over the course of a few months, but Josue was always prompt and prepared and happy to help. The entire buying experience was truly a pleasure with Josue by my side. Now when I hear of friends still renting or thinking about buying, I can't wait to give them Josue's information. I know that Josue treats his clients like family. He still stops by or sends a friendly texts on holidays and has not forgotten about myself or my family. I look forward to working with Josue again in the future. I recommend reaching out to Josue and letting him help from the start of planning to buy a home until the closing!
ZillowVERIFIEDJosue did an absolute amzing job, at assisting me in buying my first home. Made all the difference for me, figuring out what it was I wanted and didn't want. When it came to viewing houses he worked around my schedule with work.(I travel a lot for work) and after showing close to 30 houses (couldn't really find that house that said home for me) I finally found the one for me and my family. Did a great job negotiating for me, got everything I wanted and more!! Closing went smoothly!!! Have been living in my house for 6 months now and everything is still great. Josue has even called to check on my family , me and how the house is and if there were any problems I might have ran into. Will strongly be recommending him to friends and family in the future!
ZillowVERIFIEDWe bought & sold our home with Josue and both were great experiences! When selling our home he came and helped us know what to do to make it very marketable and we had high traffic of people looking at our home and multiple offers! He helped us through the negotiations to get the best deal for us! He has been in real estate through the ups & downs in the market and knows what he's doing!
ZillowVERIFIEDWe had a rental agreement lined up for a house, but that fell through. We were in a pinch and needed a place to live. I contacted Josue because I had heard good things about him. We told him the situation. We saw 14 places over a month and none of them felt right. They didn't feel like home. Then on a Saturday morning Zillow emails me some ideas, we see one and let Josue know that morning, we go and check it out that afternoon, and place an offer right after the visit. We paid the asking price because we wanted it. Could we have negotiated and done the back and forth...Sure. We didn't though. We were happy with the price and hopefully we will be happy here for the next 10 years. When it's time to sell we know who we're going to call.
