But Josh wouldnt get annoyed with us or limit the houses we wanted to go see. He always showed up with a great attitude and a smile on his face genuinely excited for us to find our first home. When we finally found our home, Josh helped us put in a fair offer that got accepted the same day. He was able to negotiate all the things we wanted and then some. He knew what was reasonable and looked out for our interests the entire time. We are super excited about our new home and cannot wait to have all of our friends over for our housewarming. :)

We decided to use him when we sold our condo. We signed with him on a Monday. On Wednesday he had the condo cleaned and set up the photographer on Friday. We spoke to him late on Friday evening, he was in the process of listening the condo with the all of the new photographs. He also told us that he was going to have an open house on Saturday and Sunday!!! On Saturday morning the condo was listed. On Sunday evening we spoke to him, he had three very acceptable offers. Based on ones that I liked or would even send to him, he tweaked everything and really made it specific to me. We would reach out to each other on a regular basis to discuss a variety of topics... lots of things that all helped to inform my decision. Since I was in another state, we would spend time on the phone discussing neighborhoods, particular properties... probably hours of questions and providing insights. It was priceless! In the end, the house I found had 4 offers on it in 2 days and he ended up getting it for me...talked me down from offering more and with simple strategy, he made it happen on a house that I would have probably lost or paid more for. He checks the age of the furnace, checks for foundation cracks, etc. He schedules viewings super quickly. Even after several viewings of homes I just didnt like, he never made me feel like I was wasting his time, and I never got the feeling that he just wanted me to pick something already. Once I did find my dream home, but it was taken off the market, I viewed a few more homes with him, which felt like disappointments to me, and he was very understanding and also agreed that these other houses couldnt hold a candle to the one I really wanted. My husband is stationed overseas, and Josh was good about texting him as well to keep him in the loop. He stood by our side for months as we waited for the owners of our dream home to relist the house. We werent sure if the day was ever going to come. I will always remember the day Joshawa called me to tell me that I could resubmit my offer on the house! I am so grateful that he didnt give up on me as a client when I decided I wanted to wait it out.
