When working with a real estate agent to help you buy a home, be aware of one critical point: WHO DOES YOUR AGENT REPRESENT?
If the agent you are working with is not your “Buyer-Broker,” anything you say to the real estate agent could be communicated to the seller. This is true even if you found the real estate agent, even if the agent shows you dozens of houses, gives you lots of advice, and spends lots of time with you — even if the agent has never met the seller before.
I’ll always ask that you hire me as your “Buyer-Broker.” Under this arrangement I represent you, the buyer, and will look out for your best interests in the transaction, and as your buyer-broker, my professional service fee is typically paid by the seller.
When it comes to getting the most money for your home with the least headaches in the shortest amount of time, nothing can stop that process faster than overpricing.
