ZillowVERIFIED My wife and I had been looking at homes in Tidewater, Virginia for a year without success. We were also looking in Lancaster, Pennsylvania, where we were living, but also without success. While doing an internet search on Portsmouth properties, my wife found the house we would eventually purchase. The house itself was attractive and seemed to meet our needs, but it had something unusual aEUR" call it intangibles aEUR" that made it particularly interesting to us. As we were then working without a RealtorA(R), she called the listing agent as well as other agents to find out more about the property. Johnathan King was the listing agent. He responded to her call immediately. In our first communications with him, John was able to comfort us on two major issues: First, he dealt successfully with our concern about using a dual agent. He was honest and transparent, and promised to be in the position to shorten the time of communications to and from the seller. The second matter about which we worried was the propriety of wanting a house so much that we would commit to it sight unseen and suffer the inevitable consequences. Johnathan assured us that this house was in good condition, better than its pictures indicated, and that buying without a first walkthrough was a common event in his experience. He has had many customers aEUR" many military aEUR" from out of town who, in some cases, never saw the house until the final walkthrough right before closing. Johns directness and self-confidence met our needs in an agent relationship and we entered into a dual agency with him. His first test was drafting a purchase agreement without having met us. This he was able to accomplish within 24 hours in the middle of the week. To our surprise (and pleasure), Johnathan accomplished still more in that first 24 hours. He was able to schedule a home inspection on the following Sunday so that we were able to travel from Pennsylvania and be in attendance aEUR" and see the house for the first time. Johns representations about the house were proven true as it exceeded our expectations with our first actual viewing of it. As we had been working with a lender prior to the contract, John did not have too much to do with selecting a lender nor submitting initial paperwork during the approval process. Nevertheless, when a snag developed that had not been anticipated, he held the deal together by communicating effectively with the sellers, while my wife and I dealt with changed loan terms. The problem was one that would have permitted us to withdraw from the contract without penalty. John knew we wanted this house and he helped us through this difficulty with understanding and leadership. Even though he was a dual agent in the transaction, John never seemed to favor or fail either side. He kept us fully informed without disclosing confidential information. Despite being on both sides he successfully negotiated the home inspection report addendum (PICRA) to our satisfaction. We had had bad experiences with that addendum in other deals and expected that this would be the result again. Again, John delivered more than we expected. He did not, either in connection with the PICRA or at other stages of the process, promise more than he delivered. John always responded immediately. When he responded, he either had an answer to our question or he took action to resolve an issue (and did it himself, not delegating to us or someone in his office). One example of this is that while looking online for furniture, my wife found a picture for a dining room set that fit into the kitchen nook of the house we were buying. Realizing that it was the sellers (and not staging furniture), she contacted John to see if he knew if it was still available. He promised to call the seller immediately. He did so and advised that there was another piece available with it. We accepted the sellers price and John had us send him the sellers check, which he delivered at the sellers side closing occurring in just a few days. Johnathan was enthusiastic, optimistic, and honest. He accepted ownership of tasks and completed them quickly. He was on time for appointments and spent the time necessary to conclude matters (the Sunday afternoon home inspection was a four hour job). John delivered on every promise. I would highly recommend him as an agent for others listing or buying a house. My overall experience with John was an outstanding one. I look forward to doing business with him again in the future.
