While I'm not in real estate, I have a heavy math background and did not need the hand-holding through the finances that Jim surely provides to other clients. Jim detected this early on and framed his interactions with me in a no-nonsense way that consumed my time effectively. ZillowVERIFIED We have 2 properties we wanted to sell and decided to shop around for an agent. First, we interviewed a female real estate agent from Remax who had a professional photographer, a couple to stage the property, and buyer agents to push our property. The value she suggested was below where we wanted to list and she was not interested in listing our other property. We decided she wasn't for us. Then we met Jim Silva. Jim had a more strategic approach and was interested with listing both properties. Jim's system was polar opposite of the other agents we met with and had solid numbers to demonstrate. We decided to go with Jim. Jim sold our house for cash in under 2 weeks and for the amount we wanted. ZillowVERIFIED Jim Silva provided us exceptional service and knowledge on our real estate transactions. When I first met with Jim, I told him he had his work cut out for him. Our prior home was in a community that had never fully recovered from the bubble bursting, I had purchased at the market peak in 2006, there was also very little recent home sales in the neighborhood,and while I knew I would be taking a bath on the property, I was cautiously hopeful we would get some equity out of the sale. Jim had a plan to market the property, had done market analysis and given the characteristics of our home provided a realistic expectation of what we would get out of it. His plan produced a high number of showings and delivered multiple offers - the one we accepted was above our asking price, in just 6 days on the market. While Jim had already proven his value in the sale of our prior home, I found that he had to work even harder to get us in our next place. My wife and I had very particular needs, and inventory for what we were looking for in the area we were looking and for our price was not high. He easily showed us over 20 properties(some more than once), sometimes late after work, and sometimes early mornings. His knowledge of the market, knowing what a home should & will ultimately sell for was apparent throughout our search. He's also well trained in the home inspection process, and quickly pointed out multiple issues that my wife and I didn't initially notice. Jim wrote up multiple offers on the homes that we were interested in, but not interested in overpaying for. He would often be working late at night to write up our offers. When we ultimately did agree to purchase our home, he was incredibly helpful in coordinating services (inspections, financing, warranties, radon, etc.). All around I wouldn't (& haven't hesitated) to refer friends and family to Jim. He's had a lot of success and with that he's in high demand, but the results he delivered to my family far and away exceeded my expectations.

He was knowledgeable about properties we looked at including structural issues that had the potential to cause big problems. Not only did he have valid opinions on the homes themselves he also pointed out things about the yards, the neighbors' yards, the neighborhoods that were favorable as well as unfavorable.
