Upon the first visit, Jim recognized the intrinsic value of my home instantly. He recommended to have an appraisal paid by me to try to hedge against inept appraisals sought by lending institutions for buyers. No reflection on Jim, but the appraisal process has no bona fide expertise. Certified real world costs and builder credentials should be prerequisites to reflect real value!!! Several real estate agents for potential buyers exhibited rank amateur capability and unprofessional conduct bordering on disrespect for the seller - me. Superlative COMMUNICATION skills from the Bedorf team helped me deal with the upside down market in Harrisburg. The Harrisburg market grasp of intrinsic value was repugnant, but just like Gladys Knight & the Pips: "Got to make the best of a bad situation" Thank you Jim, Paula and Dave.

Their advice throughout the process was just as good. Their suggestions on the listing price, their ideas on how to prepare the home for sale, and their detailed instructions about preparing the house for showing were spot on. Some time and work were required to get the house ready-- after living their for 22 years-- but all the suggestions of the Team paid off.
