    The basics about what is covered is important. But also speak to your agent or someone who has used the home warranty company several times. Some companies are very good and reasonable while others will come up with every reason they can to avoid making a repair.

    Why aren't many homes for sale?

    In Arizona we had several years of above average transactions. But now with new interest rates around 7%, most homeowners do not want to give up their 3/4% interest rate mortgages. Moving up to a little bigger home can mean a monthly mortgage payment that triples. So more homeowners are choosing to stay, not sell for now. It may take several years before we see a more active market with a good supply of homes for sale again.

    How many houses should I view before buying one?

    I always recommend viewing at least 3 homes in person before making an offer. But that might be in one day and you have found a home meets the majority of your wants and needs. But for other buyers it will take much longer. Rest assured, no property is perfect. Find a property that fits your needs and excites you and go for it! :)

    How can I purchase a home from out of town?

    You definitely need a local agent that knows the market you are purchasing in and the laws, restrictions, advantages, etc. However many of my investor buyers now feel comfortable purchasing from a distance. We do video showings, inspections and walkthroughs so that they feel comfortable with every aspect of the property without actually setting foot inside.
