We have been without proper heat since December 7th in our Alexandria rental managed by an agent on the Shepherd Homes Group team. Followed has been two months of excuses instead of solutions and this is not the first time heat has been an issue with this property. aEURc Three different vendors were sent and none fixed the issue aEURc We were told that because they were aEURoetrying,aEUR? it wasnt a violation aEURc No space heaters were provided until January 16th aEUR" in the middle of winter aEURc When they were finally provided, it was two space heaters for the entire house aEURc At one point, both upstairs and downstairs heat failed, leaving us completely without heat while occupying the home aEURc Management later admitted they sent faulty vendors and had known the underlying issue for over a month aEURc We were also told the owners did not want to pay for the necessary repair, resulting in continued delays rather than a proper fix Pattern of behavior: Last February, we were pressured to move into this same home while the HVAC system was broken. We refused to occupy a home with no heat during winter. When we escalated the issue to the head of the real estate team, Jason Cheperdak, we were told not to contact him again rather than the issue being addressed. As of now, only the upstairs heat works. The downstairs remains without heat, with indoor temperatures reaching a low of 47A?F and a high of 55A?F. Two months without proper heat and a prior attempt to place tenants in a home without heat aEUR" is unacceptable. Posting this to warn other renters and homeowners in Alexandria. People deserve to know before signing a lease.

Space heaters werent provided until 40 days later, on a 23A?F day, and even then they were inadequate. Missed appointments, weeks of delay, and temporary stop-gaps replaced actual repairs. Whats most disturbing is the complete lack of sympathy or accountability. Rather than acknowledging the loss of use of a significant portion of the home, the owners refused any rent adjustment and minimized the problem as aEURoeoperational.aEUR? Providing safe, livable heat is a basic obligation. Failing to do so for weeksaEUR"then denying responsibilityaEUR"demonstrates a sheer lack of competence and disregard for tenants well-being. Document everything if you rent with Jason.

His expertise in managing the listing, marketing my house and leading and directing the entire process from an initial consultation to closing was exceptional. My house was an older property that required significant renovations and updating in order to make it appealing to buyers and fetch the most competitive offers. The Sheperd's Group 'concierge program' handled all of the renovations under Jason's direction and expertise. What could have been a stressful, expensive and time-consuming process turned out to be a very smooth operation. The renovations were done quickly and at a very competitive price, without any sacrifice of quality. The result was a fabulous transformation that resulted in multiple offers. ZillowVERIFIED Based on my experiences, I recommend avoiding Mr. Husam Misleh. Mr. Misleh is the builder of a new house that was sold to me through Mr. Cheperdak at Shepherd Homes. The house turned out to have a variety of problems, and Mr. Misleh will not answer phone calls nor respond to email messages. The existing problems, which are serious and unacceptable for a new house, are as follows: the foundation has been leaking water since construction, a post that holds up the roof for a portion of the front deck was improperly installed and badly leaning, there is ongoing leaky plumbing that is staining the family room ceiling, stain is peeling throughout the house exterior due to incorrect application, and the front steps are collapsing due to poor foundation. The repair costs are estimated to be more than $25,000, which must be paid to avoid further damage. At first, Mr. Misleh made attempts at fixing certain problems. He called water proofers to fix the leaky foundation, but it continues to leak. He fixed leaky plumbing that soaked the family room ceiling, but it is still leaking, added insulation where one of the pipes froze, and altered the backyard landscape to avoid large collections of accumulating water. However, many problems remain. In summary, I have a new house with major problems and the builder will not fix the problems nor respond to inquiries. As you can imagine, the entire situation is frustrating and disturbing.
