    About Janet Jones

    Janet Jones The RealtorA(R)

    Strategic Guidance. Exceptional Results.

Buying or selling real estate is far more than a transaction-it is one of life's most important financial and personal decisions. Whether you're purchasing your first home, searching for the perfect luxury estate, selling a cherished family property, investing in farmland, relocating to Central Kentucky, or building your real estate portfolio, you deserve a trusted advisor who is committed to protecting your investment while delivering an exceptional experience from beginning to end.

Welcome! I'm Janet Jones, a Kentucky Licensed REALTORA(R) with RE/MAX Elite Realty, proudly serving Lexington and communities throughout Central Kentucky. My mission is simple: to provide an elevated level of service, innovative marketing, expert negotiation, and personalized guidance that consistently exceeds expectations.

Every client and every property deserve a customized strategy-not a one-size-fits-all approach.

I take the time to understand your goals, develop a comprehensive marketing and pricing plan, and provide clear communication throughout every step of the process. From our first conversation through closing-and long afterward-you can expect honesty, professionalism, attention to detail, and unwavering dedication to your success.

With a background spanning more than two decades in healthcare as a Licensed Physical Therapist Assistant, I built my career on compassion, problem-solving, advocacy, and helping people navigate some of life's most important transitions. Today, I bring those same qualities to real estate, combining genuine care with market expertise to help my clients make confident, informed decisions.

My expertise includes residential homes, luxury properties, farms, equestrian estates, acreage, commercial real estate, relocation services, new construction, and senior transitions. Whether you're buying, selling, or investing, I create strategic marketing campaigns designed to maximize exposure, attract qualified buyers, and achieve outstanding results in today's competitive market.

Clients often describe me as approachable, organized, responsive, creative, and fiercely committed to protecting their best interests. I believe relationships are built on trust, and I measure success not only by successful closings but by the lasting relationships I build with the families and individuals I have the privilege of serving.

As a consistently recognized top-producing REALTORA(R) in Kentucky, I remain committed to continuing education, innovative technology, professional photography, cinematic marketing, data-driven pricing strategies, and world-class customer service to ensure every client receives the highest level of representation available.

Giving back is also an important part of my business. With every successful closing, I proudly support Kentucky Children's Miracle Network Hospitals, helping make a difference for children and families throughout our community.

Whether you're making your very first move or your next significant investment, I would be honored to guide you through every step of your real estate journey with integrity, expertise, and genuine care.

Your goals become my mission. Your success becomes my priority.

I look forward to earning your trust and helping you achieve exceptional results.

    Community Involvement
Giving back to the community has always been an important part of who I am. I believe that strong communities are built through service, generosity, and supporting one another. As a Bronze Level Children's Miracle Network Miracle Agent, I'm proud that every qualifying home sale helps support Kentucky children and families receiving life-changing care through Children's Miracle Network Hospitals. I also enjoy volunteering in support of our veterans and honoring those who have served our country. Beyond my professional work, I love promoting local businesses by sharing my experiences, photos, and recommendations, helping showcase the incredible people, restaurants, shops, and services that make Central Kentucky such a wonderful place to live. Supporting local organizations and youth activities is equally important to me. Whether it's cheering on my grandson's baseball team, participating in community events, or championing local causes, I believe every act of support helps strengthen the community we proudly call home. For me, real estate is about more than buying and selling homes--it's about building relationships, supporting our neighbors, and making a positive difference in the communities we serve.
    HOBBIES/INTEREST
When I'm not helping clients buy or sell real estate, you'll most likely find me making memories with the people who matter most. I believe life is best enjoyed with plenty of laughter, meaningful conversations, and time spent with family and friends. Growing up on a family farm, I've always had a special love for horses and the beauty of Kentucky's countryside. I also enjoy discovering everything our great state has to offer--from live music and wine and bourbon tastings to exploring Lexington's incredible culinary scene. As a true foodie, I love supporting locally owned restaurants and finding hidden gems throughout Central Kentucky. Whether it's an evening at a local concert, a weekend in horse country, sharing a great meal with friends, or simply enjoying a Kentucky sunset, I appreciate the experiences that bring people together. Those same connections and relationships are what I value most, both in life and in serving my clients.
    FAMILY
When I'm not helping clients achieve their real estate dreams, you'll most likely find me spending quality time with my family. I am incredibly blessed with a beautiful, successful daughter, an amazing son-in-law who proudly serves as a Lexington firefighter, and my two greatest titles of all--being "GiGi" to our adventurous 5-year-old and our soon-to-be 2-year-old grandchildren. Their laughter and curiosity make every day brighter. I also treasure the gift of having my parents nearby, along with my two brothers and their families. Growing up on a family farm surrounded by horses and cattle taught me the value of hard work, faith, loyalty, and caring for others--values that continue to shape both my life and the way I serve every client. Family isn't just important to me; it's the foundation of who I am.

    Answered Questions

What can I do if appraisal came in low?

A low appraisal doesn't necessarily mean the transaction is over. There are several options available, and the best approach depends on the terms of your purchase contract and the willingness of both parties to negotiate. Common options include: -Renegotiate the purchase price. The seller may agree to reduce the price to the appraised value or somewhere in between. -Increase your down payment. If you still want to purchase the home, you may choose to pay the difference between the appraised value and the agreed-upon purchase price, subject to your lender's requirements. -Request a reconsideration of value. If there are factual errors in the appraisal or comparable sales that were overlooked, your lender may be able to request that the appraiser review additional market data. Challenge the appraisal. In some cases, a second appraisal may be possible, depending on your lender and loan program. Exercise your appraisal contingency. If your contract includes an appraisal contingency and an agreement cannot be reached, you may have the option to terminate the contract without forfeiting your earnest money, subject to the contract terms. your REALTORA(R), will review the appraisal with you, communicate with your lender, evaluate the comparable sales, and negotiate with the seller on your behalf to help you achieve the best possible outcome. Every situation is unique, and the best strategy will be determined that best protects your interests while working toward a successful closing.
