ZillowVERIFIED James is fantastic! He knows the market exceedingly well, but more importantly, he guided me through the closing process, negotiated a $15K reduction in the price, and even picked up left over junk at the new property after closing.

ZillowVERIFIED James was very patient and knowledgeable in helping us as first-time home buyers during the 2020 housing market, which is exactly what we needed. James earned our trust in our first tour with him where he explicitly pointed out things about the house to watch out for, making it clear that he was looking to find the best house for us and not to pressure us into a quick buy. He continued to do that and we always felt like James had our best interests in mind. He was responsive through countless showings, and was very helpful in helping us determine the right fit for our needs and in the homebuying process.

ZillowVERIFIED James is the ultimate professional. You can not find a better real estate agent. He helped me as a first time buyer in a brand new area purchase my home in 2014. When I had to sell the same house in 2019 I would not consider another agent. He is always upfront and honest and he has a great network of contacts that will help you get everything you need done. I can honestly say I would recommend his services to anyone that needs an agent. James has always made me feel like a valued person and has answered all my questions and concerns. I do not think you would get a more considerate and conscientious agent out there. I wished (as I live in another state now) he was an agent in all markets.

ZillowVERIFIED I have over twenty years in construction and was looking for a very specific house. I had been looking for over a year when I found a house that James was fixing up to sell. All of the things he did to the house improved it so much without ruining the 1906 character and charm. He did fixed lots of the issues the house had had in the past the leaky basement and interior paint (the former owner was a heavy smoker). It never has smelled bad even in the summer.James is a great, even with my first time home buyer nerves. He is super patient and keeps up on all of the little things in the sale. He is also super responsive to questions and issues. I trust him and would use him in the future if I ever was to sell my house!

ZillowVERIFIED It was an easy experience working with James, and we ended up finding our perfect house! James was totally willing to work with our schedules, even if it meant looking at 8 homes in one day, or several homes during rush hour on a Friday afternoon. He went out of his way to meet our needs, even if it meant back and forth phone calls on weekend nights. As inexperienced home buyers, James helped us understand and feel comfortable with the process. We feel very fortunate to have worked with James and we were able to find and close on our house in what we feel was record time!

ZillowVERIFIED James was a blessing. He made everything so easy to access and kept me up to dat step by step by far some of the best help I could have asked for. I have heard so many horror stories about buying homes and I thank god I didn't experience them my self.

ZillowVERIFIED James has shown me houses recently, and it's a pleasure to work with him. He is knowledgeable, hard-working, and great to interact with! He knows details of houses I would normally gloss right over, which explains why he's the expert. Each house has its own unique story, and James does a great job of helping you see how a house can then become your home.

ZillowVERIFIED Hey Everyone! My name is Brandon and I live in Eau Claire, Wi but I just bought a house in Shoreline, Wa. I want you to know that buying a house isn't easy but it is made harder when you live half way across the country. I contacted James Malsch online and he got back to me the same day. I flew out to Seattle to look for a house. I had 4 days of house hunting set aside. James said he would help me everyday all day. On the first day we started at 1:30pm. We looked at 14 houses that day. We finished the day by going back to a house we had seen earlier (so really 15 stops) and decided that we wanted to buy that house. James contacted the necessary people and we had a deal in place the next day.James blew me away with his knowledge of the housing market and the city. Most importantly I felt like James had my best interest in mind the whole time. I am taking the time to fill this out because he was that great! He made something that should be stressful and some what difficult and made it simple and enjoyable! So not only will I recommend him to you but I am going to take time to publicly thank him right now. Thank you so much James!

ZillowVERIFIED James did a great job helping me find and buy an apartment. A very well established veteran of the Greater Seattle area, James can give you an unrivaled run down of pretty much any aspect of the property that you're interested in. If he doesn't know the answer off the top of his head (which isn't often), he'll make sure to dig it up and get back to you ASAP. James also goes to great lengths to ensure you have all the up to date information on the property you want to buy and that you understand the purchasing process from start to finish. Finally, James does a great job helping you prepare to move in and get all of your paperwork in order. He knows all the people you need to know to get settled in your new home from the home inspectors to home owners insurance agents. In summary, if you're looking for a friendly agent who will make your house hunting a great experience from start to finish, James Malsch is your man. I would definitely recommend him to anyone looking for a real estate agent in Seattle.

ZillowVERIFIED We were in a bidding war for a condo on Eastlake in Seattle. James helped us write up an offer and used his negotiating skills so that we were able to win the bid! We ended up selling the property 2 years later, and made a nice profit. He spent time to help us understand the process and what we needed to do so that we would be chosen to purchase the high demand condo. Our experience was A+ and we will use James for our next home purchase.

ZillowVERIFIED James was representing a high-quality seller. Everything was very transparent. And he knew people - lenders, inspectors, escrow agents - who were on the top of their game and we got the deal done expeditiously in spite of my lack of expertise and experience with property sales.

ZillowVERIFIED James has taken me through several properties I have considered, he has also counseled me on properties in other areas I have contemplated as investment purchases. Since he has been in the industry since 1989 and has done a great deal of recurring training I feel he is an expert in his field and therefore I fully trust his judgement.

ZillowVERIFIED We used James to purchase our current home in Ballard. James took us on a couple day-long home viewing tours through the process and always came prepared with places to visit that met our criteria. His knowledge of the area was impressive. It was James who ultimately found the house that we purchased. He saw it come to market, checked it out on his own and called me immediately that it would be something perfect for us. Sure enough, we loved it and made an offer on the day we saw it! James has been available for us even after the purchase, helping us get our mailbox installed properly with the city and working with our builder on some follow up items. I would be happy to recommend James to anyone!

ZillowVERIFIED James helped me purchase my home at Greenlake and he was willing to go above and beyond to look up the parcel information with the city and got me all the pertinent information I needed. He was instrumental in helping me purchase the lot next the same home later from the city. He later sold the lot after it was permitted and ready to build. He is super responsive and quick to do whatever he can to help you. I would highly recommend him!

ZillowVERIFIED James was great in helping me sell and purchase a home in 2011. He went beyond my expectations in finding the right place for our family.During our efforts of buying a home, the market was just beginning to recover from the economic downturn. There were lots of homes in foreclosure and as such in disrepair, etc. Due to his experience in home sales, James was able to he us quickly filter out the listings and narrow our search to homes that were worthy of our consideration. Also, at time of closure, James saw through every detail of the inspection and the resolution of any issues that may have arisen due to the inspection results. He made sure that these were reliably resolved. You will find James to both professional and personable. We have been fortunate to have benefitted from his services since the year 2000, when we moved to the Seattle area. Since then we have sold and purchased 3 homes - all with James' help. We will certainly do so again when and if that opportunity arises again. Thanks James!

ZillowVERIFIED James helped us in purchasing our first home. He showed us some good areas of town where home prices were reasonable and the area developing. James was very detailed in his selection of places that would fit our needs and took the time to go over the specifics of the property and area. James also provided us with resources for finding an excellent lender who would help us through our first home mortgage. He was very knowledgeable about the process, paper work and did an excellent job securing the home for us. We are both very happy with the experience and would recommend him again!

ZillowVERIFIED I had an excellent "real estate" experience purchasing a home in north Tacoma through James Malsch. Though Tacoma is an hour drive south of his office his knowledge of local neighborhoods was helpful. He spent many hours searching through available listings and showing me these homes. When I decided to purchase he negotiated a deal I was very happy with. His answers to my questions were thorough, he gave advise on aspects I had not considered and was easy to communicate with. I have since used his services to assist in finding tenants for my rental property. I am pleased with both experiences.

Responsive, Honest and above all a true professional!!
