1. What advice would you give a buyer trying to purchase a home?
Use a Real Estate Professional that knows the market in that area. Work with a full time real estate professional who knows the local market and can explain each step clearly. In Columbia and the Midlands, homes can vary a lot by neighborhood, school zone, and county line. My job is to help buyers understand the full picture so they can make the right decision. I walk my clients through agency, contracts, inspections, repairs, and closing so they always know what to expect.
2. What advice would you give a seller trying to sell their home?
Make sure that your agent knows how to present the home properly...with an edge over the competition. Hire an agent who has the experience to price the home correctly and guide you through the details that most people don’t see. In my work, I help sellers with market analysis, updates, repairs, staging suggestions, and contract negotiations. I also stay hands-on through inspections, appraisals, and closing. The right preparation and the right strategy make a big difference in how fast a home sells and what it sells for.

4. Describe a recent transaction you are fond of. How did it go?
One recent example involved a home that did not appraise for the contract price. Instead of accepting it, I reviewed the report, pulled new data, and explained the details to the appraiser. After going through the information, the appraiser corrected the value. This allowed the sale to move forward and saved my clients time, money, and stress. Situations like this show why experience matters and why I stay hands-on through every step.
5. How did you get started in Real Estate?
My dad was a real estate developer, broker, investor, etc. It was in my blood, so I began early on in life. I was involved in developing property while in high school. I started in real estate in 1998 because I wanted a career where I could help people make big life decisions with confidence. Over the years, real estate became more than a job. It became a full-time profession and a service business that I take seriously. My wife, Melinda, and I eventually formed The Hunt Team at Coldwell Banker Realty, and together we now serve buyers and sellers across Columbia and the Midlands.
6. Do you have any special education or training that will benefit your clients?
Yes. I’ve been a licensed Broker since 2004, which requires advanced training in contracts, law, brokerage management, and ethics.
I also earned my Luxury Home Marketing Specialist certification in 2023 through the Institute for Luxury Home Marketing, which helps me serve high-end buyers and sellers with additional market knowledge and strategy.
In addition to this, I have served on multiple committees within the Central Carolinas Association of REALTORS, including the Contract Committee and the Education/Technology Committee. My team has also earned several Coldwell Banker production awards, including ranking in the Top 1 percent in the Carolinas multiple times.
This combination of training and real-world experience gives my clients stronger guidance throughout the entire process.

I highly recommend this team. Both Brian and Melinda were exceptional in their service and expertise.
