We hired a home inspector who noted a number of problems with the house. The sellers offered a credit to fix some of these issues, but the estimates seemed unreasonably low, so we hired our own contractor to provide estimates. Our estimate came back five times higher than the seller's estimate.We told Heather that we would either (a) allow the sellers to fix the items on the repair list prior to closing, or (b) require a credit from the sellers at our estimated amount. The seller's opted to make the repairs themselves. When we asked who was doing the repairs, Heather provided the contractor name and said "I've actually had him come out and do estimates for my buyer's in the past. He's been doing construction in the city for over 25 years and his prices are pretty reasonable." She also provided his "license" number via email.We had to postpone closing several times because most of the required repairs were not started by the contractor. As our prior lease was ending, we had no choice but to proceed with closing without the repairs being completed. We asked Heather to indicate in the final contract that repairs were ongoing and require the sellers to put money into escrow so we would have some protection if the work stopped. When we showed up at her office to close the sale, she instead showed us an invoice indicating that all the repairs have been pre-paid by the sellers, rather than making the requested changes. She once again assured us that the work would be completed since he was a licensed contractor.The contractor did not resume work for many months after closing despite our repeated requests. With most of the work not yet completed, we finally realized that he was not licensed and has never been licensed to complete home repairs by MHIC. Ultimately, we were forced to pay $35,000 to complete home repairs that should have been the seller's responsibility. All real estate agents in the State of Maryland are required to verify the license status of the contractors they recommend. Heather Sand failed to do this basic step which would have protected us, saved us thousands of dollars, and years of headaches.

We are what I like to call "accidental landlords" that just want to cover their mortgage until our house appreciates. Needless to say, we were super nervous about this whole process. Heather and her team handled EVERYTHING. She advised us on the Baltimore City permit process (including the lead paint inspection requirements), handled the listing including professional photographs of our house, and even expertly advised us on the price point of our rental based on neighborhood comps. All we had to do was keep our house clean enough for showings. Heather sent us the results of each applicant's background check so we could make an informed decision, and once we decided on the tenants, she handled the whole lease signing process. We were able to add or take out clauses in the lease pertinent to our situation. Again, I am not sure how I would have handled this without Heather (hello craigslist horror stories!). Fast-forward a year and a half, and we have amazing tenants that extended their original lease, and we are very blessed to have them. And might I add, Heather helped us with the re-signing of the lease which was definitely above and beyond!
