Find an agent who listens to what your needs are and doesn't pressure to buy a home that you don't want or that is out of comfort zone with your budget. If it doesn't feel like home or that you can make it home don't buy it! Get preapproved before you start looking at houses and ask your agent who they would recommend as a lender. Lenders matter in getting an offer accepted and a transaction to closing.
Declutter, depersonalize, and clean your home before you put it on the market. Those 3 things go a long way! Have an agent come look at the house before they give you a price. We can't price a house without seeing it and then looking at the comps in the area. Ask what they will do as the listing agent to get your house sold.

How do VA loans work?
Hi Jamie, I would go the VA route. 100% is financed and you would only need closing cost. Depending on your credit scores and the price range you are looking in you may also qualify for assistance with the closing cost. I see that you are in Virginia, I have some great lenders that do VA loans as I am in large military community in Va. Let me know if you would like anymore help.
