ZillowVERIFIED I highly recommend buying a home with Graham! He first reached out to me after I inquired about a home on Zillow. Our first phone call lasted almost 2 hours. While I had a number of other realtors in my friend network that I was going to work with, I ended up sticking with Graham because of his honesty, knowledge of home construction/repairs, and willingness to go above and beyond. Graham did a thorough intake and understood our needs as well as concerns about the rough housing market. As first time buyers, Graham coached us through every piece of the buying process, gave good recommendations, and didn't try too hard to sell us on a pricey house. What I loved most about Graham was that every time we walked into a new home (we saw 25+ with him!), he pointed out all the negative aspects of the house. I don't think too many agents do this. As buyers, it's easy to notice the nice things about a house; it's much harder to understand the downsides. Graham always pointed out the disadvantages and told us how we could possibly fix problems and what the associated costs might be. Graham is excellent at managing emotions, including breakdowns, during the home buying process. He's definitely a people person. We felt like we made a new friend by working with Graham! Less than 2 months after we moved into our new home, our furnace needed to be replaced. Although we weren't his clients anymore, Graham offered to call up the previous owner's furnace company and fight for us. This goes to show the lengths Graham goes to in order to ensure his clients (even ex-clients) are well taken care of. Cannot recommend him enough. Although we hope to not have to buy another house anytime soon, we'd work with Graham again for sure.

Graham provided lawyers, and contractors that were in the same professional level of honesty. After the purchase of our dream home, Graham stepped up to be our sales representative of our home of 35 years. He gave us directions on how to have the best price for our home. You can become a doctor and provide people with healthcare, you can go in to counseling to help people navigate through their troubles, whatever you do, if you care enough about people you will find a way to serve. That is how I feel about the Manges team. I was a first time home buyer, and despite all my google research I was honestly lost. I tried a few agents before graham. No knock on them but some were very kind but didnt know the area, or others knew the area but werent responsive, a whole range of issues. Nonetheless I decided to give Graham a shot. I messaged him and all I said was "Ive had a bad experience with a previous agent, I want to see a certain house today and I have some questions, can you make it work?". Make it work he did, after meeting him I realized this guy checked off all the big boxes. I've highlighted a few items below :1. Responsiveness - When you start shopping for a home, you will know the true value of this. Not only during the house buying process but even after we had made an offer and were in the middle of closing period, I would shoot emails to graham at all times of the day and he would always respond promptly. Whether I needed advice or someone to just help me navigate this process, or I just needed recommendations. I cannot speak enough to how important this is. As a first time home buyer, you have so many questions and it is important to have someone who cares enough to respond on time.2. Knowledge - As I mentioned previously, some agents are very nice people, but that doesn't mean they have all the necessary knowledge needed to get the job done. This is an area where Graham excels. Reason being is that he has been a real estate investor for some time now. Therefore he knows what to look for and can help you decide whether a house is a good decision or not based off the amount of work needed. Once you work with someone who has that type of knowledge, it is impossible to go back to a regular agent. He not only has knowledge about homes/renovations/projects. But he also is well versed in closing, so he knows what to get on the lender about so that your closing wont get delayed. Whether you need a condo questionnaire done on time, or have other parts of the contract you must meet, he guided us throughout the whole process.3. Transparency - I think this is the most important characteristic needed for a successful working relationship. All throughout our close Graham was very transparent, he advised us to hold everyone to a high standard. For example we would ask him if he knew anyone who worked on windows and he said sure, but don't go with them just because I am recommending them, do research, talk to them make sure you like them etc. He never made us feel pressured to make a deal. I was never put in any uncomfortable/awkward situations. I don't have a very confrontational personality, Graham sensed it so therefore when I needed to have a tough conversation with a vendor or even my lender, Graham took care of that for me. He will gladly look like the bad guy so you dont have to.4. Empathy - I dont think people realize how important this is. You will find plenty of agents who want to get a deal done, just so they can make money. However Graham constantly puts himself in the shoes of his customers. I dealt with a very difficult lender and about a week before the close it looked like my financing could fall through. Reluctantly I reached out to Graham to let him know. Mind you by this point he had worked many hours for me, and was pretty much on call for me 24/7. Didn't matter if I emailed him at 5 am or at 11pm, he always got back to me in an appropriate time. I mentioned that I am non confrontational, so I was worried that Graham would be annoyed, and understandably so since he had put the time in. When I let him know, he was so great. He literally spent time telling me "man do not worry about my time, I just feel terrible it wont work out for you guys. Don't worry we will find something better. If you guys want I can try to see if a couple lenders can step in, but dont worry we will either make this work or we will find something else you guys love more."I know my review was long, but the house buying process is one of the most stressful events anyone can undertake. Therefore its important to know these things before picking an agent. We successfully closed on our home this past week. Even after the close Graham accompanied us from the title office all the way to our new home and again answered all our questions and was very helpful. I'm happy to say that as of this week I've got not only a new home but a trusted adviser with housing expertise to answer any questions that might come up.

He listened to what we were looking for, prepared numerous showings for us, and was available all the time for any questions that we had.He always gave his honest opinion on a house, even if he felt it was going to be a waste of time for us to see (which is was right each time) and once it was time to put in an offer, he gave us amazing insight into each step of the process. I would highly recommend Graham as a real estate agent and would recommend him even more as being a great person in general.
