We literally found Garys name we saw on several sold signs throughout our neighborhood. Gary was different. He did community research on houses that had sold specifically in our neighborhood. He compared them and came up with a competitive price. I was an anxious seller and Gary just kept telling me to Let the process work and it did! Within a day our house sold way above our initial asking price. The reason it sold so quickly had to do with Garys marketing plan promoting the sale of our house. We have sold three homes and purchased four over time and we never imagined we would ever think a real estate agent is worth their commission - but Gary definitely is! Gary helped us with the sale of our home, and the purchase of another. For the sale of our house, Gary got us far more than the other agents even suggested as the original list price. He essentially paid for himself, and even if he hadnt, he is still worth every cent. Right from the beginning Gary made sure that every detail was taken care of. Rather than taking the property pictures himself, he had a professional photographer handle the job. Compare some of Garys listings with other real estate agents and youll see what a difference that makes. The house we sold was in a small town outside of Lincoln where the market was not as hot as it was in Lincoln. One real estate agent told us to be prepared to have the house listed for at least 89 days, as that was the average number of days on the market for our area. Garys contract was only for 90 days, and we had an accepted offer in less than half that time. We are certain that this was because of the extra work Gary put in. He held open houses multiple times a week! One real estate agent told us they would have an open house the first two weekends and then once a month after that. When asked why not more, we were told that having too many makes the house go stale and the interest will be lost. We asked Gary about that comment and his advice was that new people are coming on the market every day and it only takes one person being able to see the property to get an offer on your house. In addition to having more open houses than any other real estate agent offers, Gary utilized a wide array of techniques to keep the property at the forefront and the interest alive; for both the general public and with other agents, who may show the house to their clients. Once the offer was accepted in both the buying and selling process, Gary was there every step of the way, watching out for our best interests and providing valuable guidance. During the entire process he made us feel as if we were his only clients, answering questions promptly, showing us multiple homes, and staying on top of all the details. Gary knows his stuff and is happy to enlighten you along the way. Thank goodness he does too because it saved us from placing a bid on a home that could have cost us a lot in the way of repairs. We highly recommend Gary for any real estate agent needs.

The first time it sat on the market for 4 or 5 months and mind you it was a beautiful home listed for less then I owed but we were forced to take it off the market and rent. I was so disappointed with that realtor. He put very little effort maybe doing 3 open houses in that entire time and it was so discouraging that we rented the home for years to avoid dealing with the stress again. After living in Colorado for years we again decided we needed to revisit selling the home. We interviewed realtors this time and we thought we found the perfect one as she was direct, a little pushy, and very confident she could sell in less then 10 days and we thought that is what we needed this time. Again, even in a hot market the house set without an offer for over 45 days leaving us disappointed. She did three open houses in that time and we thought it was great compared to our previous realtor but she was slow in her updates: price changes took days, she would advertised open houses late in the week, never updated Zillow, and she provided very little updates something we were upfront about since we lived so far away. We always felt we didnt know what was going on and when we contacted her she was still direct but also very rude and I cringed everytime my husband asked me to contact her. We were on the edge of taking it off the market again and renting when I started doing some research and ran into all of Garys reviews. I called him and he was so professional and friendly and I immediately felt comfortable. Switching Realtors and relisting was fast. He made sure the house was pristine again, new pictures, better selling description, and websites all updated. He immediately started sending us his open house requests in which he did a minimum of 3 a week. I cant even begin to tell you how comfortable we felt and how much stress he took off our shoulders. The house sold in less then 2 weeks and Im telling you this is where Gary shines. We never once had to travel back to Nebraska. He was there for every inspection and walk through. He took care of all the maintenance we agreed to correct after inspections. He was there every step of the way keeping us in track , not only making sure our paperwork was in order but that we understood what we were signing. He made us feel like his top priority.
