He always returned emails and calls promptly, and he was extremely helpful in finding the right property for me. Every time I asked about a house, he would go over the positives and the negatives and point out things I should think of and be aware of. I could not have imagined going under contract and through the closing process without him, his expertise definitely put me in a much better financial position. ZillowVERIFIED We used Erin & Ben to both buy and sell this time around - it was the best decision! I'd recommend them to anyone looking to buy or sell in Colorado. When buying, they pointed out issues with the homes we toured that I never would have noticed. They listened to us and basically turned us around before we got to a couple of the properties so we didn't waste our time! Then once we found a home, we got an offer accepted on the first house we bid on - not a guarantee in this market by any stretch. From there we had a wonderful experience with the home inspection, sewer scope scheduled for us, and explanations every step of the way. This was night and day from our previous realtor who left me to fend for myself during this part of the process. Ben & Erin had referrals for anything they didn't schedule and their team had a handy calendar for us to keep us on track. Selling was again so great to work with this team! They toured our house, gave a referral for the work and cleaning needed, and we got a whole breakdown of the targeted selling price and net proceeds. We did virtual staging and a 3D home tour - which was always amazing to have as a buyer. Unfortunately, the first buyers of the home fell through during the last steps (completely unforeseen/unavoidable). But again, this is when we were thankful to have chosen to work with Team Rule! The first day we were back on the market, we had a full-price offer. The entire process has been so seamless and they made it much less stressful! Even today any questions I have are answered quickly - they communicate so well. I'll be referring them to any friend that asks!

ZillowVERIFIED We worked with Ben and Erin for over eight months, first just looking around Denver neighborhoods to get acquainted (we planned on moving here from out of state) , then much more seriously. We found that both Ben and Erin listened to what we wanted, rather than tell us what they wanted us to buy (we have had that unfortunate experience). We also discovered that both of them had an excellent knowledge of the area and both are very pleasant to work with. They also worked according to our timeline, again not imposing their own. Although I do not plan on selling our new home any time soon, we would definitely list our house with Ben and Erin. Over the years, we have worked with many realtors - Rule Properties has definitely been one of the successes. Buying during pandemic posed many difficulties and obstacles. Ben was amazingly helpful in assisting us to decide to purchase, providing several video tours and answering lots of phone calls. He was also very helpful in negotiating, both for the price and then with some needed repairs. After several rounds of back and forth with our sellers, I asked Ben if there was still some room to haggle. When Ben suggested that no, they were as low as they were going, we were finished. I very much appreciated Ben's forthrightness in this situation. The Rules were also quite flexible and very responsive. Their support staff was also very helpful, both with knowledge and responsiveness. We did not have a simple path to our purchase but the Rules did everything they could to keep it going. I highly recommend Rule Properties for your real estate transactions.
