She helped us through the stress of buying and selling at the same time and patiently helped us find just the right house for us (and not the most expensive house we could afford). Since we were coming from out of town, it was hard to get over, she would check out a house ahead of time once she got to know our preferences. At the end of the day, we found the perfect house- it fits our wallet (she helped us negotiate down so we would have more funds to make improvements), our needs (good bones but room for sweat equity, garden space, solar power friendly) and is walking distance to work. We are super happy with our house.

She showed us all the houses we wanted to see and even some we didn't know we wanted to see! Our buying process took a few months and the service and attention Ericka gave us was the same on day 150 as it was on day 1. I've worked with a couple of realtors in a different cities in the past and most of them seemed great upon meeting them but then treated you completely different a few weeks or even a few days down the line. Ericka laid out all my options, and suggested making some improvements to the property to get the best return. She essentially project managed the renovations, which was extremely valuable to me as I was so far away and didn't have anyone locally to handle that. She also did a good job managing my expectations in terms of the sale price. We ended up listing for a higher price than what she initially said she thought it would sell for, and then we had three offers on the first day it was listed. We ended up selling for slightly over asking price. I couldn't have asked for a better experience. The closing was just three weeks after we initially listed the property. When I was searching for an agent, there were many whom I was skeptical were going to do what was needed to sell my home fast. When I talked to Ericka she really made a great impression and made me feel confident that she was looking out for me. I wasn't disappointed. ZillowVERIFIED Simply put, Ericka was a breath of fresh air in what was otherwise a very muddy process of buying my first investment property in Lakewood. Despite my background in residential real estate and familiarity with the area, I was and would continue to be lost without Ericka's guidance. I have typically been a skeptic of the value realtors provide. She single handedly changed my opinion, yet I would stress that several other realtors we worked with before Ericka did not. Specifically, Ericka is reliable, responsive, professional and most importantly honest (even honest when it was something I might not want to hear). She was extremely knowledgeable about things you'd expect (comps, price/sq ft, suitable investment properties, etc.) and things you would not (how to navigate contractors for obtaining quotes, how to creatively structure a deal to keep it from falling through, etc.). Without exaggerating, if Ericka didn't present me with a creative way to structure an agreement that included seller financing of some of the repairs we wanted to get done, this deal would have never happened. To think she did all this and likely didn't make all that much money and kept a positive attitude the entire time - amazing! Very impressive and trust me, I'm not easily impressed. I look forward to working with her again soon and would recommend her to anyone looking for someone who will add value to the buying or selling process.
