Review We were connected with Erich through Zillow, and we feel so lucky to have been paired with someone so knowledgeable and helpful from the start. To preface we were first time home buyers looking in an extremely busy and fast turning neighborhood. We started searching for our home in September of 2023 and finally closed on our first home after almost 11 months later- and Erich was so patient and with us every step of the way! He was extremely familiar with the area, which was helpful, but even more so was his knowledge of houses. He?s been doing this for many years, and it shows. Walking through older houses can be daunting, especially when considering the seller may ask you to wave inspection with the way the market is right now. Erich was able to point things out that we never would have known about and educated us so much about the history of housing materials (what?s dangerous, what?s good, etc.). He was able to point out if a floor was sloped, windows would need replacing, efficient furnaces, you name it we learned about it and knew what to look for anytime we went to an open house. We never felt pressured by Erich to buy a house we didn?t love, and he was always in agreement with us about putting an offer in or not. He was very communicative and quick to respond, always got our offers in on time even if it was down to the wire, and followed up with us regularly to see how things were going. There was almost never a time that Erich declined to show us a house due to scheduling conflicts, he was always available for us. Overall, we couldn?t recommend Erich enough, especially as a first-time home buyer. We are so grateful that Zillow connected us with him and will definitely be using him in the future and recommending to all of our friends ??

Review Erich was referred to me over a decade ago prior to the purchase of my first home when the housing market was in a much different climate. This past spring I got back in touch with him to coordinate the sale of that same home. Erich came over and did a thorough walk through of the property to determine what needed to be done prior to the sale, as well as extensive market research to determine an appropriate asking price to achieve a quick sale. As a result the home sold in a day with terms and conditions that exceeded my expectations! When it came time to replace the home that process wasn?t quite as simple given the market situation. Erich showed me multiple homes over the course of several months and even when I would find one that would ?work? he encouraged me not to settle and to wait for the right one. Eventually that one came along and Erich?s knowledge and expertise were crucial in getting a deal done when there were several roadblocks and complications along the way. I really can?t say enough good things about the job Erich has done with all of my real estate transactions, and there is absolutely a reason the guy always stays busy even times like these. He?s extremely good at what he does and his track record backs that up. I hope I am done buying and selling properties for a while, but when the time comes there won?t be any question as to who I reach out to.

He helped us with realizing how aggressive this market is and took the time to show us the house THREE times in the SAME day and also immediately began writing our offer same day. He went above and beyond with "showing" us the house by even checking out the elementary school open to the public that had basketball games happening that day. I felt that when we purchased our house, we really had a good understanding of ALL the pros and cons, pointing out things we did not even realize were important (freeway noise, close to parks, driving the neighborhood looking at the comps, renovation ideas, and other various things in the area). He also helped us win in a bidding war with multiple offers on this house, providing us with negotiating tips, as well as getting us expensive equipment with the purchase of our house (lawnmower, snow blower, furniture, free-standing basketball hoop). He continued to use his knowledge and expertise by looking into assessments from recently repaved streets that were not disclosed to us, saving us THOUSANDS of dollars, that would have otherwise been our responsibility had it not been included in our purchase agreement. He continued to assist us with understanding of this property by finding the well certificate that was not disclosed to us, looking into city records. He impressed us with his knowledge by managing the city-required l/l sewer repair certificate that the listing agent claimed he did not know about. We also came into a unique situation where the sellers were trying to cancel our agreement, without our consent, claiming they had a higher back-up offer, and the sellers ended up asking us for more money. Long story short, we got our house at the price in our original agreement with Erich's support. In addition, Erich has a passion for the housing market, which may attribute to how thorough he becomes engrossed in a property his clients are interested in purchasing. I have no regrets working with Erich and would definitely recommend him and use him again. Nothing but a positive experience, even through a stressful and exciting process!

Review He's got The Knack! We met Erich in the fall of 2014. We had invited several realty agents, including Erich, to our home to get their advice on selling the coming spring. Having lived in the house for 43 years, and never having sold a home before, we were impressed with Erich's record, his knowledge of the area and most of all his helpfulness, patience, and good humor in guiding us amateurs through the process to come. Our house included approximately 2500 sq. ft. of finished space, including two full baths, three bedrooms, finished downstairs rec room, and two downstairs finished rooms that could be made into bedrooms. Noticing that the first floor had about 800 sq. ft. of oak flooring, Erich suggested that having it refinished would add to the value of the house. So we had Northern Floors remove all of the carpet, sand and refinish the flooring. We feel it was well worth the cost, as it looked beautiful. In the spring of 2015, we contracted with Erich to sell our property. He brought over a full packet of info, including descriptions of comparable homes he had sold in the past year. When it came to the point of setting an asking price for our property, he asked us what we thought it should be. I confidently replied. Erich looked at me quizzically and asked how I had arrived at that figure. I said I made a quick mental calculation and priced it somewhat higher than the average selling prices of the selection of homes he had shown us. He just smiled. Erich uses the Socratic method of questioning rather than imposing his own ideas. We spent the rest of March 2015 cleaning out the house and staging it for our first open house. During that time, Erich was always there to offer a hand. A few weeks before the open house, he pointed out the age of our HVAC systems (32 yrs), which could be a negative in selling the home, so we had them replaced. Our first open house was held April 11-12. The property sold April 14th for our asking price. So how did Erich get the salesman's Knack? His Dad was an arts instructor who often sold his works at art fairs. Erich would go along and help. His Dad told him, "if I have it priced at $1495 and the customer wants to dicker, you just smile and wait for them to come up with the money."

When I realized later that he knew that first property was unlikely to be "the one" but chose to respectfully guide me to that truth rather than try to talk me out of my rush, I knew I was working with a pro. Throughout, I felt that Erich taught and guided us versus steered or pushed us, which was just the right speed for our search. From listing to closing was less than six weeks - which occurred during a traditionally very slow time for real estate transactions. Erich was instrumental in making this happen without asking us to compromise on a fair market price for the property. Erich's initial estimate of what we would net from our sale was within $400 of actual!
