We pride ourselves on our market knowledge, negotiation expertise, and concierge-level service. With excellent communication skills, we will make sure you understand each step of the process so you can be as hands-on (or hands-off) as you like, while still benefiting from our skills and market knowledge. HomePro Associates is a team of real estate brokers led by Emily Cressey and affiliated with HomeSmart Real Estate Associates. If you are looking for a top real estate agent in the Seattle-Bellevue-Everett area, call us and put us to work for you. Here's What Sets Us Apart: In addition to being a real estate broker, Emily Cressey is a commercial and residential real estate investor with 18 years of experience. We fully understand the importance of getting a top-dollar offer on your home, and a buyer who will close the deal! What clients often don't realize is that there are several factors that can affect the likelihood of a closing after an offer has been received. Marketing: Maximum Visibility, Irresistable Presentation Many home sellers think that all a real estate agent does is throw a property on the MLS and wait for the offers to roll in. Not true! Marketing a property includes a lot of "behind-the-scenes strategy" to ensure the listing is well-received by the buyers currently in the market. Remember, buying a home is a very emotional process for most folks and as marketers, HomePro Associates brokers fully engage all those emotions to get the deal done so the buyers close on YOUR property. We will help you prepare the home for market, tantalize buyers (some of whom may not even have been looking for a house before they hear from us!) and build anticipation for your home. Seattle has a history of hot markets with multiple-offer scenarios. Being able to sort through your home offers quickly and efficiently will help you get the best price and have the smoothest, most worry-free closing possible. Accurate, Strategic Real Estate Pricing: Some sellers think that auto-bot price estimates online represent the true value of their property. While this number can give you a rough estimate, it takes a human perspective to evaluate the true condition of your home relative to the competition in the marketplace. Overpricing a property can mean "listing death" - as the house languishes on the market. Attractive properties in a given pricing band will be bid-up to market value. Overpriced homes will be ignored. Buyer Screening: When you start to get offers on your property, you may be eager to sign with the first buyers to offer top-dollar for your home. However, it's important to look at the buyer's reliability before taking your home off the market. Has the buyer's financing been fully vetted? Is he/she committed to buying your house, or just throwing offers out in a bidding-war-frenzy hoping to get something accepted? Finding the right buyer can mean choosing the highest offer - but not without our screening him first! Masterful Needs-Focused Negotiation: In a hot market you'll often need to negotiate with several buyers at a time who have all sorts of escalation clauses, financing contingencies, and back-up plans written into their purchase offers. In a slower market (does Seattle even have those? ) - your home will need to look its best and be priced right in order to sell quickly, and close after it's under contract. Negotiating opportunities inevitably arise after the sales agreement is inked. Being prepared for this, and ready to defend the deal at this step of the process is critical! Conducting the Orchestra: Transaction-Coordination Most real estate transactions involve coordination by more than a dozen service providers. From photographers, inspectors, home stagers, lenders, repair contractors, title company reps, buyers, lenders, notaries and additional agents, things can get busy fast. If you're working full time, getting all this work coordinated can become an overwhelming hurdle in addition to preparing to move. By working with the BEST providers in our network, we get communication running smoothly and efficiently for your transaction, and know our professionals will get the job done when money's on the line. Buying Or Relocating To Seattle? If you're buying a home or Seattle area property we have the experience you need to help make the buying process easier, less time consuming, and we're on your side to help make sure you get the best deal while we worry about all of the details.

FAQ
1. What advice would you give a buyer trying to purchase a home?
I encourage all my home buyers to take their time and look at least 10 properties before they get serious about putting out an offer. This allows you to learn the market, and how far your dollars will go in the current marketplace.
I am a “no pressure” real estate professional. My goal is your complete satisfaction with the process of buying a home, and whether that takes you 1 day of touring, or 6 months (I’ve had both!), I’m with you the whole way.
Also, we don't have to limit the search to *JUST* what we see on the MLS. If you like an area, but aren't seeing the inventory you want, we have a number of methods for searching for off-market deals so you can have more options to choose from.
When you find a home you love, we’ll pursue negotiations… whether that means negotiating $113,000 off a million dollar condo (like I just did for some client buying in Edmonds), or using price escalations and waiving our protections to win an offer in a competitive market, I’ll walk you through the process and help you understand the risks and rewards of using different strategies.
2. What advice would you give a seller trying to sell their home?
When it comes to selling your home, one of my biggest tips is to start working with your real estate broker early in the process. Take that time to PREPARE your home so it looks great - we want it to look like the "dream home" your buyer is looking for. If you need to do major repairs, we can help finance that for you.
If you don’t have the time or inclination to do any fixups, that’s fine, too. An as-is home can sell quickly if the right buyer sees it.
Next, focus on PRESENTATION. We often invest in your home by paying for staging (if it's vacant) or professional cleaning and completing that honey-do list, if it's still occupied. We want your home to look (and smell!) its best when buyers walk in.
PROMOTION: To help get buyers in the door, we also put our dollars into professional photography, videography, 3-D Matterport Tours, Floor Plans, and even drone footage. Then we pay to advertise your home on multiple online platforms, including social media sites like Google, Facebook, and Instagram. Making sure a lot of people see the home, and it looks great when they come across it online, is imperative to get it maximum exposure and showings.
No discussion of home sales would be complete without touching on PRICING. No matter how bright and shiny your home looks, if it’s overpriced it won’t sell. Market research and interpretation of feedback in the marketplace is crucial for getting the home priced correctly to build momentum and attract the right buyer.
3. What types of clients have you worked with?
I love working with clients of all types. From first-time home buyers, move-up buyers, investors, and older folks who are downsizing or selling estate sale property.
There’s nothing more rewarding than helping people accomplish their real estate goals.
Whether you are young or old, experienced or buying your first home, a skin-flint investor, techie, or more of an artist… I am happy to help you Find and Buy, or Market and Sell your home, condominium, or investment property.
LGBTQ-Friendly.
4. Describe a recent transaction you are fond of. How did it go?
I recently helped a family in Kenmore sell their home (in a hurry) because they were already under contract to purchase their next larger home.
When a home is vacant, I love to pay for staging to make it look awesome, but in this case, the family was going to be living in the home, so we talked about which of their personal items and furniture to keep, how to arrange them (and what to put into storage) to make their home spacious and appealing.
Then I had my cleaners and window washers come through so things would look their best on the big day of launch.
In order to price the home correctly, I went out to visit all the nearby homes for sale to get an idea of appropriate pricing and market trends. Because they wanted to sell quickly, it was important that we not overprice the property.
The happy result was that we were able to have several open houses, attract multiple offers, and sell the home for well over asking price. We were able to negotiate with several of the interested parties, to get the best price possible for the home. The sellers were thrilled with the speed of the transaction, as well as the end result, and are now happily enjoying their new home a few miles away.
5. How did you get started in Real Estate?
My father and grandfather were both real estate investors, so it's in my blood! After college I worked for a real estate investment education company from 2002-2008, coaching adults who wanted to learn about creative real estate investing (Lease/Option, Subject-To, Short-Sales, Rehabs, Flips, Landlording, etc.) We studied and taught Negotiation, Sales, and Marketing.
I am also a founding member of a company called Grassland Investments, LLC which sponsored syndications of commercial property (apartment buildings, raw land, commercial/manufacturing space, retail shopping centers, etc.). The company is no longer active in acquisitions, but I have an ownership interest in the properties my partners and I still hold.
I first got my license in 2008 after moving back home to Seattle, WA with my husband and young son. The market had changed, and I was in a different part of the country, so I was looking forward to doing something new!
6. Do you have any special education or training that will benefit your clients?
I studied Economics and earned my BA cum laude from The University of North Carolina in Chapel Hill, where I was studying with a full-ride merit-based scholarship. I was inducted into the Phi Beta Kappa honor society and also Delta Epsilon - an honor society for top Economics students.
I have completed and taught advanced classes in Negotiation, Marketing, and Sales.

I cannot recommend Emily Cressey highly enough as a real estate agent in the Seattle area. As a first-time homebuyer looking specifically in West Seattle, I researched several agents before choosing Emily and she exceeded every expectation. Her expertise and strategic approach were clear from day one. With experience as both a Realtor and a real estate investor, Emily offered unique insights - especially valuable since I was interested in properties with ADU potential. The results speak for themselves: we viewed 11 homes, found the perfect property, and closed in just over two weeks from offer to keys. Even more impressive, my offer was chosen over a higher competing bid because Emily had prepared all documentation flawlessly and made the transaction seamless for the selling side. Emily was incredibly patient in explaining technical concepts, always made herself available for West Seattle showings, and coached me through developing a strong, competitive offer strategy. Her professionalism and deep market knowledge made the process remarkably smooth and low-stress. If you're looking for a knowledgeable, experienced real estate agent in Seattle who truly puts clients first, Emily is your person.

I had the pleasure of working with Emily Cressey, and I can honestly say shes the kind of real estate agent who makes you feel like family. I was relocating and moving up from California to be closer to my son here in the Seattle area, and I needed to find a mobile home in a 55+ community that felt just right. It wasnt a fast processaEUR"my California home took almost a year to sell, and throughout that time, Emily was incredibly patient. She never rushed me. Sometimes we did video tours, sometimes wed drive around together. She took the time to get to know me, and I genuinely enjoyed her company and our conversations. Emily gave me VIP treatment. She showed me homes in different parks, explained all the ins and outs of buying in a mobile home community, and made sure everything was timed just right with my sale down south. We eventually found a place I liked in Everett, WA. If youre looking for a Seattle Realtor who treats you with kindness, respect, and a good dose of local know-how, I cant recommend Emily Cressey highly enough. She helped make a big move into something manageable. All in all, I have to say that Emily's warmth, positive attitude, and help won me over and I am a huge fan! I can whole heartedly recommend her to anyone who needs help with selling or buying a home in the Seattle area. Emily will serve you well and I'm sure you will find a new friend, as I have.

Emily is a highly esteemed realtor in the Seattle and Tacoma area. She demonstrates professionalism, thoughtfulness, and passion, attentively addressing my concerns and unique requirements for myself and my pet. As a first-time homebuyer, I initially searched for single-family homes in Seattle, but the prices exceeded my budget. Emily, an exceptional real estate agent in Seattle, agreed to expand our search to Tacoma, which worked out for me! We toured many older homes from Mt Vernon, to Everett and in Tacoma that needed repairs, and Emily was incredibly patient throughout the process. She never rushed me and took the time to review numerous inspection reports together. This meant a great deal as throughout the process, I experienced the loss of a sibling, and her thoughtfulness and care made all of the difference. Her expertise in evaluating fixer-uppers and problem properties was invaluable. Throughout the process, which can sometimes be overwhelming in and of itself, I felt a consistent sense of support. Emily's meticulous attention to detail, unwavering determination, and availability comforted me during this stressful period and ultimately led me to a home I truly cherish. She also went above and beyond to negotiate significant discounts on the price and closing costs. She is an exceptionally talented realtor; anyone who can collaborate with her will undoubtedly be in caring, skillful hands. Additionally, she offers excellent insights into self-improvement, gardening, and sustainable living, enhancing the overall experience.

Emily was a great real estate agent for us as home buyers. She quickly understood what we wanted, answered all of our questions, and adapted to our special requests. She tracked down numerous issues with sellers and gave frequent, positive communication about status. She gave us lots of useful information about the home-buying process and home ownership, and even several goody bags to help us through travel days. Overall, she felt more like a personalized real-estate concierge than a generic real estate agent. She always made time for calls and travel, and we felt like her number one clients. Definitely better service than agents we've worked with in the past - highly recommended!

Emily worked incredibly hard to help us buy our first home. She made us feel supported throughout the entire process, from educating us on the basics to drawing our attention to details that we had not considered. She was always available to answer our questions and worked closely with our broker and the listing agents to smooth out bumps in the process. We would recommend Emily to anyone, and fully intend to work with her again in the future.
