Denise is so nice and professional, she helped us to finally find a perfect new home for us in the craziest housing market, the Austin area. We had to bother her every weekend since I need to work on weekdays. She was so patient and responsible for all our requests and problems. At last, Denise got everything done for our new house within 12 days as the sellers' requests, including contract, inspection, appraisal, mortgage, closing, etc. Denise is the greatest realtor you can find and I cannot stop recommending her to all the people who want to sell or buy a house. Last but not the least, she is also a good friend who is willing to help you as best as she can with all your issues.

She was responsive and attentive; had a wealth of information on the areas we searched, and was very patient. She was also very discreet, and tipped us off when she felt there were caveats to the home we were viewing. All the while, she maintained a steady, energetic pace - and helped us keep our options organized as we toured.When we found our home, she moved quickly through the offer process and used excellent negotiation skills to make our offer attractive to the seller. End result? We were able to move into our dream home within three weeks of the offer being accepted! We experienced one unusual event during the purchase process, which she smoothly guided us through. Can't say enough good things about Denise!

Denise listened to what I was looking for, and long before I moved to Texas she sent numerous listings and fine tuned the list of properties to view. We arranged a date and Denise was ready. I don't know how she did it, but I liked all of the homes. The incredible thing was that with each home I saw I liked it just a little better than the previous one. My process (outside of the finding a new home) had been nightmare but Denise was always there from the beginning to make sure I wasn't alone. I really felt like she went above and beyond helping me find exactly what I wanted, even when I felt like it was never going to happen. This was only my second house to purchase and the first time using a realtor. I'm so glad that Denise was in my corner the entire time, from finding a home, making an offer and negotiating, to dealing with my relocation service, the title and inspection companies, and of course my lender. We really love our new home and never plan on leaving but if we do, I hope that Denise would be available when that chapter in life comes.

ZillowVERIFIED Denise was sent to us through Cartus relocation to sell our home during our family's move. This was the start of what became a very long and exhausting process that separated our family. She is great in her interview knows the area and should have had no problem selling our home. She listed our house and sent us 2 staging ladies who didn't understand our Spanish style of house. This was a house full of color and character if you strip it down to vanilla then you lose the special features of the home. Regardless the issue truly came that home was listed and little efforts were made to promote it. She needed to show this home as it does not show in pictures of what's truly there it must be seen, it's a custom builders residence packed full of upgrades and truly needed that luxury tour viewing. Denise went on vacations 2 in less then 2 months which had she told me these were planned I would not have hired her, first one was our first week on the market, not good timing. She responds via text which is acceptable but then there's times when it's not and she finally picked up that phone when we let her go as our agent. She was not promoting our home as she stated during her interview, flyers are simply not enough these days. We said time is of the essence and that meant family separated for the first time, wife disabled handling all the day to day, pets and kids, husband in a hotel traveling home weekly and missing events until sold. When agents take a listing they are handling someone's family and if they are going on vacation just don't take listings if you know your personal schedule is packed. She didn't take our listing or our family's situation serious and we had no choice but to request a different realtor. This home was not to be seen by people who couldn't afford it, we told Denise this house will get calls just because people want to walk through it. Every showing is a lot of work so please screen your buyers, it became a nonissue because without promoting it then nobody calls. We did have our neighbor down the road see it 3 times because she wanted to know the competition she had when selling, she wasn't buying though. We also had a local agent who was actually starting her own pool build and wanted ideas. Every showing is important but agents must screen before asking a mom, 2 kids and 3 dogs who cleaned for hours to get the home model ready to go sit in the car during summer heat while the house is seen by people not even buying. There's so many ways to screen but I don't see agents doing this. People sell for reasons and realtors need to get serious it's a stressful time for sellers. I would not recommend Denise Arndt.
