Our younger daughter was buying in a particularly tight market and David was key in helping her successfully bid on her dream house. When it came time that we wanted to move to Massachusetts to be near our daughters, we knew we would want to use David. And in fact because of various constraints we ended up trusting David along with our two daughters to buy us a house sight unseen other than virtually. We knew from having seen one house in person with David and one other house virtually that he tends to be very detail-oriented and quick to point out any flaws. He is the opposite of the kind of realtor who is always saying "never mind the man behind the curtain." That's when our daughters and David all agreed that are now new home was the right one we had a great deal of faith in their opinions. David told us he had never been comfortable before recommending someone by a house without having actually physically seen it but because he knew our daughter so well and knew us, he was willing to do it and the house is fabulous. The market was not as tight as when Melissa bought her house but it was still something of a seller's market at the house was so unique and beautiful that we knew we would have a tricky time bidding for it and getting it for something within our price range. David was extremely skillful in navigating through the negotiations to enable us to end up with the house at a price we were comfortable paying. Throughout it all David was always accessible and professional and clearly cared very much about finding us at home that we would really be happy with. And if he was not available to accompany me to open houses, he made sure to attend a private showing of the houses at a later point. We're picky, and it took us longer than it should have to narrow down which town we wanted to live in (at first, we thought we wanted to be in Stoneham or Reading; after checking out a few neighborhoods, we realized we really wanted to live in Malden) and we have a long checklist of needs and wants (MUST be a pre-war, in a walkable neighborhood close to the T, AND over 1800 square feet.... and that's just for starters!), but David was super patient with us. He knows the area and the market very well. He is incredibly friendly and professional. I'd recommend him to anyone looking for a home in the Boston area without hesitation. Also, he knows enough about architecture to catch houses that look lovely to the untrained viewer, but are at risk of becoming money pits in the future - he caught a few broken beams and uneven floors, keeping us from making bad investments multiple times. He genuinely cares about getting people and families into the right homes. We plan to use his services again - we'll be asking for his help in listing our old condo when we're ready to rent it out, and, should we decide to buy an additional property, David will be the first person we call. He was so attentive and ultimately always made sure I was keeping my needs in mind rather than getting swept up in the crazy market. In particular, he went out of his way to help me figure out the close process even when I was out of town, frequently connecting me with the right contractors even after we closed on the house. As I prepared to sell my home I interviewed several realtors and had chosen one until my son advised I speak with one more, David Ladner, who persuaded me to give him the opportunity to sell my home. Besides this persistence, which I discovered would serve us all well as we launched into this adventure, he was the only realtor with whom I had spoken who had the approach I was looking for when handling a highly competitive bidding process. And at the time the market was highly competitive. He was very comfortable with it and willing to take the extra time to discuss what might happen during bidding and to evaluate as it happened. In the end I could not have hoped for a better experience. The prep work David helped me accomplish attracted a large number of people because he prepared my home for and supervised an amazing array of photos. I know he was the only realtor I had spoken with who was willing to work unflinchingly in a market that may have never presented such high activity before. I believe we were all in uncharted territory at the time but he led the way with unwavering confidence.
