Follow the 7 steps of highly successful people which starts with being proactive. I would highly recommend asking for a buyer consultation of sorts and work with an experienced real estate team with good reviews, but also good resources. Lender, Inspection, Contractor, and many others are involved in the process and we have great preferred vendors who communicate well, often and get the job done. Remember that this is the biggest purchase you may make, so get with Realtor and Lender and allow everyone to be on the same page as you plan your move.
The same thing, slow down and be proactive. We can put a home on the market in one day if that is needed, otherwise, you will do better working with your Real Estate Broker on getting your home prepared to sell. Having time to take photos when the sun is out, or planning a marketing blitz for your 1st day on the market and/or 1st Open House (we do mega open houses) takes time to plan and get the most out of the event, including multiple offers. Sellers should work with a Real Estate Team who understands how to determine home value, and explain why pricing the property correctly the first time is so important! Make sure you have a realtor who communicates with you and gives you buyer feedback. So important! We always get feedback which has helped us to offer a push with an incentive to get an offer and make our sellers happy! The market is not what it was a year or five years ago and is always changing. Portland is very different than the national market so make sure you work with someone who knows the Portland Metro. Also, make sure you have a real estate team that knows how to be creative if needed, as well as who works well with other agents. This is a tough question, I don't have a specific type other than Willing, Able, and Ready! I have been blessed to work with ALL TYPES of buyers and sellers while as a loan officer for 5 years, or as a Real Estate Broker for the past 12 years as of 2020, with over 300 successful transactions. When the market crashed, and I went from doing loans to being a Real Estate Broker, I was able to help buyers, and sellers, buy and sell on the Owner Contract.
I have several, but most recently helped a seller who did not sell her home with the previous agent. We called and met her and took some time to get bids on things that people didn't like. She had a spiral staircase, and a bakers kitchen and so we got bids from a contractor to show buyers how easy it was to change. In addition, she had a nice Shed and a Barn that was just being used for storage, and we got bids to show prospects what it would cost to change to ADUs. We put the home on the market and in one week, we had multiple offers. The best was when the inspection was done, the buyers waited to the last day to ask for over 10K in repairs. We had a backup offer and was able to use that as leverage to get the buyers to accept as is and saved our client 10K! She is always willing to be a reference of ours if you want to ask her. It was awesome, but that is why we are proactive vs rushing to get on the market. Ask us about our 7 Step Selling System!
We also helped a buyer just last month get over 11K towards closing costs, as well as 17 items (Seventeen) on the inspection report negotiated and taken care of by the sellers without changing the price, in fact, we also got the price 25K off with the initial offer! They got a new Furnace too! It was great and we look forward to doing that again!
Before and After the Marine Corps, my passion was Real Estate and I wanted to be a Real Estate Broker. However, the cost to get my Real Estate License vs a Loan Officer License was very different and being a young broke Veteran, I chose to get into loans and so happy I did. I now have over 5 years of experience with lending and understanding how to communicate with other loan officers, as well as make certain the pre-approval is verified and based on more than just a heartbeat. I can now help my sellers safely accept an offer with a VA, or FHA, or Conventional Financing, and how each impacts the buyers or sellers. After five years and working with many agents over that time who I found didn't have my clients' best interest at heart, I chose to jump from lending to being a Realtor! I absolutely love what I do helping buyers and sellers in a very stressful time by making it an enjoyable and safe one!

How should I prepare my house before selling it?
Mike, your question opens up many questions like, how fast do you want to sell? How much do you have to invest in your home? Are you occupying the property or is it tenant occupied or vacant? What is the exit strategy or do you need to transition to another home? To answer your question I would find and hire a competent Real Estate Broker who isn't in a hurry to get a paycheck and who will work with you, your Lender/Financial Advisor, and anyone else involved to help you be proactive and communicate the plan effectively to help you make or save the most you can. When we meet sellers, we go over our 7 Step Selling System (www.7StepSelling System.com) and we include an option to get what we have coined our Integrity Home Report (www.IntegrityHomeReport.com). So, as you can see, your question is a loaded one and what I suggest is speaking with a Realtor who can explain their reasoning behind your mutually accepted plan. You want an honest realtor vs a yes realtor too.
