Remain opportunistic. Gone are the seasonally predictable times when it was "better" to buy your home at one point in the year versus another. Buyers must remain active and opportunistic because it's unknown when "the one" might hit the market. That can happen in the middle of the summer, or on Thanksgiving weekend. Never take your head out of the game!
I think the best piece of advice I can offer is to reassure sellers it's not going to be as painful as it may seem. I tell clients to "let me be their easy button". Let me take control of the cleaning, staging, landscaping, and photography timelines so we're 100% ready to go by our targeted listing date. I feel many owners feel overwhelmed by everything misunderstanding my role in helping them prepare the home for sale.
I don't think there's anybody I haven't worked with. You name it, I'm sure I've sold them a house :)
Just put buyers relocating here from another country where they were assigned while working for the state department. They've bought homes before, but never in a market like ours. Adding an extra layer of difficulty to our situation is that they came pre-approved on a VA loan, which is very tough to get accepted by a seller. We had an entire week planned of homes to visit and long story short, landed the first home on their list. It had been on the market for about 30 days and had gone through a number of price reductions. Surprisingly we snatched it up well under it's market value.
I had no choice. I was out of college, had $400 to my name, and took the first job I could find which was working for a mortgage company answering phones and setting up files. Fast forward about 7 years later and I grew discouraged with that industry and flipped to the other side where I could make a difference in the lives of my clients.
My background in the mortgage industry has been very beneficial in my business. Not just having an advanced understanding of that industry and how it works, but when it comes to vetting lenders on offers received for my sellers home I can really go the extra mile to ensure we select the strongest buyer possible.
