When my mother went into an independent living facility I had to empty, clean and sell the house that she had lived in for 40+ years. I spent several weeks moving the items she/we wanted to keep, and then was faced with needing to find a realtor. I was lucky enough to get linked with D?Ann Melnick. Boy, was I lucky! She was fantastic! Incredibly professional, unbelievably prepared at all times and an immediate answer for all of those little speed bumps that come with selling an older house. Communication-great. When we got ratified, we new we had to list our current home right away, since we were looking to sell prior to closing on the new home. Three days later, we had our initial meeting with DAnn to discuss initial steps and when to hit the market. She provided a very helpful list to get our home aEURoeshow readyaEUR? and recommended a competitive list price. Our home hit the market the following Friday, and due to DAnns amazing home pictures, virtual online tour and premarket advertising, we had immediate interest. We had 7 private showings the first day and a half, which included 5 competitive offers, 4 of which had escalation clauses. DAnn walked us through each offer very throughly, and answered every call and question we had. Our home was under contract in less than two days and sold well above list with all of the additional terms we requested! Our sale successfully closed two weeks prior to our purchase, which meant we had more funds to bring to settlement, leading to a lower mortgage rate. I was purchasing a house from another state, but she made everything easy despite of time difference and geographical disadvantage. Honestly, I think it worked out better than me looking at the property in person thanks to her vast knowledge about the market and honest feedback about the property itself, potential issues, neighborhood information and etc. I always had responses in less than 2 minutes and she assured that I had confidence in the property prior to making the decision through many virtual tours of the properties. Background: My partner and I had finally had enough of the 800 square-feet DC rental lifestyle and knew we were ready to own our own home. I dug up D'Ann's phone number from the first call her and I had months prior when I setup an alert on her site. From that very first call, I knew that she would be the one we'd be working with when the time came. The only thing we could tell her was that we were well-qualified but unfortunately we really were clueless as to the process, the strategy, and what we were looking for. D'Ann guided us through the process, allowed us to see a range of homes so that we knew what we liked/didn't like and could afford/couldn't afford. She setup tours incredibly fast and always seemed to fit us in her busy schedule as if we were her favorite client. She is well-connected to A+ lenders, etc that operate with the same high-integrity that she does. People say buying a home is stressful - I don't disagree. However, there was not once in the process I felt lost or confused...D'Ann anticipated every curve ball that was going to come our way and even made possible a 21-Day close with a smooth settlement... ZillowVERIFIED I enlisted D'Ann to help me find a DC rental. For some reason, all sorts of problems cropped up during the search. One listing turned out to be a bait-and-switch. Another listing, where I actually put in an application, grossly misrepresented a key feature of the apartment and I had to withdraw my application after having already paid the first month's rent. At yet another listing--the one I finally settled on--the landlord's broker was unprofessionally unresponsive. At every step of the way, D'Ann did the maximum, beyond the call of duty, to overcome these obstacles and smooth the way forward. I cannot recommend her more highly.

ZillowVERIFIED My girlfriend and I moved to the DC area from the Midwest. My sister lives in DC and worked with City Chic a few years ago. Through her recommendation, we got hooked up with DAnn. It worked out really well, and made the move much easier than if my girlfriend and I had tried to chase down an apartment on our own from 1,000 miles away. We knew that we wanted to be in Arlington along the Silver/Orange Metro lines. We contacted DAnn a few weeks before we wanted to begin our search, and began to winnow down the list to our top choices based on online listings that DAnn passed along. DAnn set up a handful of appointments at those buildings, and picked us up from our hotel for a full Saturday of viewings. Before we began the day, she gave us a clipboard with information on all of the apartments that we were considering. She had really done a lot of advance research for us, which proved to be extremely valuable as the day went on. We limited our search to large apartment complexes, and DAnn had enough experience to not only know anecdotal information about each building, but to also point out some of the strengths and weaknesses of each building as compared to the nearby competition. She also asked the leasing agents some insightful questions. For instance, we were thinking of pushing back the start date for our move-in by a week or two. DAnn had gone through those types of discussions before, and spoke with the leasing agent at a few properties to help us calculate whether it would be financially advantageous to push the start date back. Ultimately, my girlfriend and I settled on one of the buildings that DAnn had highlighted for us early in the process. In large part because of DAnns help, we were able to make the decision pretty quicklyaEUR"over lunch following a full morning of tours with DAnn. The whole process was painless and efficient. We started working with D'Ann about 8 weeks prior to moving and during this time she kept us updated on new properties hitting the market (providing us our own site where we could give feedback) and adjusted her recommendations to not only our responses but also, she recommended other areas or property types we might like. Having someone make that first cut of rentals is incredibly helpful and definitely saved us hours of time. When we were ready to pick a place, a few days before we selected 7 of the hundred or so that D'Ann had suggested to go visit, this included visiting an additional property that had just become available that morning, and visiting the same property twice (which is the one we eventually chose).
