Have home as move-in ready as possible and choose your realtor wisely. Some just put a sign up and wait for calls, others (like me) will do everything to assist in the sale of your home. Plus, make sure the market supports your asking price, I do very thorough comparative market analysis.

I recently was working with clients that had a $425,000 budget. I found them a home for $685,000 that had rental units as well as a primary home on 5 acres. I told them they can use 75% of the rental income to qualify for this home and they just closed on it. They are paying $1,200 a month less for a much nicer home/land than any other home we looked at because of the rental income. They said they would have NEVER considered making an offer on this home if I didn’t find it for them and take the time to explain the rental income being applied to their offer/financing.

When I decided to retire from Nursing after almost 30 years of work, I wanted to work in a fast-paced and positive environment that coupled my love of research/learning with my service skills. I also take extra courses in things like the over 120 hours of all of the main CCIM (commercial real estate) courses as well as other continuing education. I also attend many of the community meetings on things like the Water Rights Adjudication to keep up with the latest information.
