1. What advice would you give a buyer trying to purchase a home?
#1, get pre-approved with a local lender before starting your search.
2. What advice would you give a seller trying to sell their home?
Have home as move-in ready as possible and choose your realtor wisely. Some just put a sign up and wait for calls, others (like me) will do everything to assist in the sale of your home. Plus, make sure the market supports your asking price, I do very thorough comparative market analysis.
3. What types of clients have you worked with?
Buyers/Sellers/55+/land/farm/designated property/rentals/investment properties/commercial/1031 exchange/residential/luxury/virtual tour/out of area/first-time home buyers.
4. Describe a recent transaction you are fond of. How did it go?
I recently was working with clients that had a $425,000 budget. I found them a home for $685,000 that had rental units as well as a primary home on 5 acres. I told them they can use 75% of the rental income to qualify for this home and they just closed on it. They are paying $1,200 a month less for a much nicer home/land than any other home we looked at because of the rental income. They said they would have NEVER considered making an offer on this home if I didn’t find it for them and take the time to explain the rental income being applied to their offer/financing.
5. How did you get started in Real Estate?
When I decided to retire from Nursing after almost 30 years of work, I wanted to work in a fast-paced and positive environment that coupled my love of research/learning with my service skills. Being a Real Estate investor/landlord is something I have always done, so becoming a Broker was the obvious choice for me.
6. Do you have any special education or training that will benefit your clients?
I have renovated and built homes as well as been an active investor. I can help clients pre-screen homes for obvious issues with the construction and know many of the area’s finest/most reliable contractors. I am active in every aspect of real estate, so if you do not know if you want to build vs buy new or renovate, I have years of experience in all aspects of this field. I was born and raised in the area and know what each area has as a +/-. I also take extra courses in things like the over 120 hours of all of the main CCIM (commercial real estate) courses as well as other continuing education. I also attend many of the community meetings on things like the Water Rights Adjudication to keep up with the latest information.
