Craig's professional and individualistic approach was outstanding.Selling my fathers house provided some unique challenges as it was not well maintained, outdated, and my father was still living in the house. During the initial meeting Craig went over the analytics and data of home sales in the area for the last 6 months, how he uses this to set price, and the use of social media to promote the listing. More importantly he sat with me for hours to brainstorm the logistics of moving my father out of his home of 30 years. At the time, I had already started the big clean out, yet was unsure of what needed to be done to prepare for sale. Craig provided options: what could be done, how it could affect the sale price, and timeframe. Craig reassured me to do what was best for my father and myself. Given multiple options I felt more in control, which gave me more assurances to give to my father.After the meeting, I decided the best option was to wait until past the holidays to move my father. This also provided time to implement some of Craig's suggestions to prepare the property with minimal cost. During this time Craig would email updates in the area and generally see how me and my father were doing. When my fathers inital move fell through, it pushed back the posting of the house, Craig worked with the new timeframe and once again provided solutions and positive perspective during a difficult time for me. With stronger than expected social media response, Craig communicated with me the best way to respond with his goals and intention. Craig kept his professional commitment for the best and smooth sale experience (house was selling as-is). He never used pressure tactics even in these wild market conditions. ZillowVERIFIED While in Austin in December 2020 for home leave from my assignment overseas, we wanted to get a sense of the housing market as we had been planning to buy our retirement home in Austin the summer of 2021. I reached out to Eric Bramlett Real Estate - having had a very good experience working with them in the summer of 2016 (Tara McGuire was out agent then) to buy our first house in Austin. Our agent, Craig McGuire, did thorough research that he shared with us, and advised us - without pressuring us - to consider buying then, given that what we wanted would be well beyond our price point by the summer because of the conditions in the Austin market for the foreseeable future. Observing all the correct COVID-19 protocols, he showed us houses that fit what we were looking for, and once we saw one that we really wanted, gave us the advice needed to help us to win a bidding contest without overpaying (our bid turned out to be well within appraised value). After putting in our bid we had to leave Austin for the rest of our trip itinerary and do everything long-distance, and Craig was key to making that possible. He found us a good mortgage company that qualified us quickly and, thanks to all his efforts and consistent support, we were able to close in a little over a month - in the time of COVID, doing everything very long-distance, and in a crazy Austin housing market. ZillowVERIFIED Craig assisted me in purchasing my first house earlier this year around the time Covid was popping up. He remained helpful, responsive, and professional despite all of the uncertainty at the time. With this being my first home buying experience, he made it a lot easier, and assisted me in reviewing a large variety of houses in a short amount of time, and was able to point out a lot of a houses flaws that I did not know to look for. He pointed out that the area I was buying in was primarily filled with other renters and could tell when a previous owner did not have pride of ownership, so that even if I thought that the low price of the house could justify what I could see needed to be fixed, that there were a lot of other things that I couldn't see.When the decision was made, he walked me through all of the different steps, kept me up to date by email, suggested a house inspector that I was very happy with, and was even able to help me out furnishing my house with some furniture. He covers a large area around Austin, and met me all across the Austin and North Austin area (Leander, Pflugerville, Round Rock) even when I did not give him as much notice as I should have. When a job opportunity came up in the Austin area, my husband and I were excited about the prospect of living somewhere new and start thinking about finally being able to buy our first home.
