ZillowVERIFIEDCord helped us buy a house 6 years ago. His knowledge of the process and dedication to helping us find what we were looking for in our price range was top notch. So, when it was time to sell, he was our first phone call. Once again, his knowledge and contacts made the process super smooth. We closed on the sale within 2 months of listing.

ZillowVERIFIED My husband and I first met Cord in 2021. We were fresh college graduates with very limited funds, looking to buy our first home on an FHA loan. Despite being one of the most prominent realtors in the area, Cord never made us feel like we weren't a priority for him. He worked hard with our limitations to find us a very sweet house to begin our marriage. He was incredibly responsive, very kind, and insanely knowledgeable about the market, local listings, and guided us through the very overwhelming home-buying process. Five years later, my husband and I decided we needed room for our family to grow, so we once again enlisted Cord's expertise. He was very upfront with us and helped us manage our expectations regarding our budget, while building a portfolio of properties that consistently met our criteria. When we found a potential dream home a bit earlier than we expected, Cord helped us put in a contingency offer while we fast-tracked the sale of our first home. This was again a potentially risky and overwhelming process. However, with Cord's guidance, that dream home became a reality. Cord and his team were incredibly mindful and professional when it came to the sale of our home, from pictures of the property, to showings, all the way to the final closing date. They even went so far as to walk our dogs in order to accommodate a mid-day showing while we were at work, and we don't trust our dogs with many people! After two purchases and one sale with Cord, we could not imagine ever working with someone else. Truly, he feels more like a friend than our realtor! He has been a huge part of several milestones in our lives, and we couldn't be more grateful to him.

ZillowVERIFIED Cord's reputation is well deserved. He helped us put together a winning offer on an incredible house that had a lot of competing interest. As first-time buyers, we wouldn't have been able to navigate some of the issues that came up along the way without such a great agent. Above all, we felt like we could trust him, which means so much.

ZillowVERIFIED Excellent experience with Cord; he helped guide the home search away from properties that would legitimately have not been ideal investments despite my enthusiasm for them. He was also transparent about builder quality which was crucial as a first time home buyer; I couldn't recommend him more highly.

ZillowVERIFIED We bought and sold in Athens, GA through Cord. When buying, we initially had to rely on him online via Zillow (from out of state). And when selling, I had to rely on him again while having picked up and left the state. On both ends he was excellent. He gives sound advice and was thoroughly reliable.

ZillowVERIFIED We bought and sold this home with Cord. I have bought and sold a dozen properties over the years and Cord is the absolute best of the batch when it comes to a clean and pleasant deal. He helped coordinate repairs after inspection and everything we needed to make it a seamless deal. Cord is wise, patient, kind, and fair. I would give him 19 stars but limited to 5 it seems.

ZillowVERIFIED As first time home buyers, we were looking to partner with someone supportive and informative, who would walk us through the process. Cord was amazing when we reached out very early on, not even knowing when wed be ready to buy. Over the course of almost a year, Cord helped us narrow our focus and see a lot of properties. Cord was flexible, patient, and encouraging throughout our search process. Once we found aEURoethe one,aEUR? he connected us with the right team to get us through the finish line. Even better, Cord is extremely connected to Athens, and knows trustworthy contractors that aided us during the inspection period and after closing. ZillowVERIFIED Cord was an absolute lifesaver while my spouse and I were house-hunting. Our process was a bumpy ride, and Cord saw us through a series of disappointments and nerve-wracking negotiations. His reassuring positivity made all the difference in the world. We could always count on him for a quick response and thoughtful advice when we had no idea how to proceed. He listened to our concerns, prioritized our needs, and went to bat for us multiple times to make sure we got a fair deal. The first two homes we made offers on didn't work out for us, and the third--our dream home--appraised well below our contract price. We simply wouldn't have had the funds to cover the difference if the sellers refused to lower the price. Cord spent several days going back and forth with the sellers' agent until he was able to convince them to meet us at the appraisal price. He continued working with us even while he was out of state attending to a personal matter. Without his expertise on our side, we would have been forced to walk away from another home we loved. Cord went the extra mile in every regard: meeting with us at odd hours to accommodate our unusual schedules, providing us with recommendations for contractors, covering an unexpected repair, and even altering his commission to contribute to our closing costs. Because of him, we have a beautiful home in the city we love. We couldn't have been in better hands through this process, and we're so grateful for his help!

ZillowVERIFIED Cord was great. He made sure we saw the properties I found, and he found others based on what he thought I would like. He answered all my questions and made helpful suggestions about bidding. In addition, he put me in contact with an inspector, home insurer, and others necessary to the overall house-buying process. Additionally, when he was unavailable (because I only had a short time to complete the process), he made sure there was someone else to help me. A great experience overall.

ZillowVERIFIED Cord was incredible to work with! When we first met him and shared what we were looking for, he already had a house in mind for us that met our needs and had highly motivated sellers. His vast knowledge of the local market and the specific houses listed helped us sift through the options quickly and land on exactly what we were looking for. His assistance with the walk through and inspection also helped us with negotiating to land in the best situation possible for our closing. I would strongly recommend Cord to anyone, especially first time home buyers!

ZillowVERIFIED Cord has helped me buy two houses in Athens over the years! On my first house, he helped me find a down payment assistance program that I would never have known I was eligible for without his guidance. When my family expanded and outgrew that wonderful first home, Cord helped us navigate Athens' tough housing market to find our perfect house. We thought we wanted a move-in ready place, but in among the bazillion houses we toured, he slipped in a fixer-upper in a charming neighborhood -- just as a wild suggestion, he said. It turns out Cord knew better than we did what we wanted, and I'm so glad he encouraged us to explore all the options. I fervently hope to never have to move again, but if we do, Cord will be the first call we make.

ZillowVERIFIED My wife and I recently were represented by Cord Sibilsky of Greater Athens Real Estate for the purchase of a house in the Beechwood area of Athens. We met with Cord in late October 2023 for an initial discussion of our interest, followed by a tour of various houses the next day. It became immediately clear that Cord understood our needs, and he was very knowledgeable, professional, and he answered all our questions with clarity and honesty. Subsequently we returned to our home and worked with Cord over the internet. Cord, with great patience, walked us through many houses, giving us the details by video camera. Finally, thanks to Cord, we negotiated and arrived at a fair price for the house we really wanted. Cord communicates very clearly and never left us waiting after we had either, called, texted, or emailed him. Having bought (and sold) quite a few homes over the years, we have some experience with realtors, and we can confidently say that Cord is the only person that weve trusted to help us buy a new house sight unseen. We enthusiastically give him our highest recommendation.

ZillowVERIFIED We highly recommend Cord. We are moving to Athens from Miami. As you can guess this involved a lot of communication and trust that our representative have his finger on the pulse at every turn. Cord visited and filmed several homes for us and was always honest when things didnt measure up. He was sincere in wanting to find the perfect home for us and not simply in a quick commission. When we finally got to town he was more than patient in showing us multiple properties. Once we chose our home he continued to be diligent in finalizing our complex loan process and our non-traditional closing. He has continued to assist us with a list of professionals to complete updates and design changes. He has also given us guidance on where to begin in choosing healthcare and where to indulge in classic Athens entertainment and dining. Cord is extremely knowledgeable and available to help. I cant stress enough the level of his thorough professional work ethic. There is no better agent to represent any buyer, and I would venture to say, seller.
