FAQ
Get fully prepared before you fall in love with a house. That means a strong pre-approval, a clear sense of your budget beyond the purchase price (taxes, HOA or condo fees, insurance, and in Philadelphia, whether an abatement is in place and when it expires), and an honest list of must-haves versus nice-to-haves. In competitive pockets of the city and the Main Line, the best offers aren't always the highest. Clean terms, a well-structured escalation clause, a plan for a possible appraisal gap, and a smart inspection strategy often win the day. My job is to help you move decisively while protecting you, so you never feel rushed into a decision you'll regret.
Price it right from day one. The first two weeks on market are when a home gets its most attention, and an overpriced listing tends to sit, accumulate days on market, and ultimately sell for less than it would have with the right strategy upfront. I build pricing from a detailed comparative analysis of truly comparable sales, then focus on presentation: smart prep, professional photography, and marketing that reaches the right buyers. I also encourage sellers to get ahead of potential issues before listing, whether that's a pre-inspection, gathering service records, or addressing items that commonly derail deals, so we negotiate from a position of strength.
My clients span a wide range, from first-time buyers purchasing a Philadelphia rowhome to move-up and luxury buyers on the Main Line. I've represented buyers and sellers across Center City, Fishtown, Graduate Hospital, Manayunk, East Falls, and Point Breeze, as well as Bryn Mawr, Villanova, Wayne, Devon, and throughout Delaware and Montgomery Counties. I've worked with VA and first-time buyers using state assistance programs, downsizers moving from long-time family homes into city condos, and families relocating to the area who need guidance on neighborhoods and schools. Whatever the price point, every client gets the same level of attention and advocacy.
I recently represented buyers on a home in Drexel Hill where the appraisal came in below the contract price. Rather than letting the deal fall apart or asking my clients to cover the full gap, we prepared a well-supported reconsideration of value with stronger comparable sales and worked collaboratively with the listing agent and lender. The price was adjusted on the home, and the buyers and sellers split the difference of the lowered price; then my clients closed on a home they love.
I got started in real estate 15years ago after a career in Hospitality. What drew me in was the chance to help people through one of the biggest decisions of their lives. Having lived in and around Philadelphia and the Main Line for many years, I know these communities firsthand, and that local knowledge has become one of the most valuable things I bring to my clients.
As an agent with Compass, I have access to industry-leading technology, market data, and marketing tools that give my clients a real advantage. Beyond formal training, I've built deep practical expertise in the issues that matter most locally: Philadelphia tax abatements, stucco and older-home inspection concerns, condo and HOA document review, appraisal gaps, and financing programs like VA and PHFA. That hands-on knowledge helps me spot problems early and protect my clients' interests at every stage.
