I have never encountered someone that goes so above and beyond the call of duty. We had a sceptic issue. She arrange the septic inspector, and a separate contractor to get the work done quickly and with permits. She got us multiple offers and had a contract within weeks of listing the house. The house is now sold and I cannot recommend her enough. Do not call anyone else because a bad realtor can hurt, I know this from experience. Reach out to a lender and research. Depending on the area, type of home, land etc, see if there are any local grants for your type of loan for deposit or closing costs.
Research local agents in the area you would like to live, have a conversation with them, once they have had the chance to speak with you, discuss the buying process, you will have a idea if the agent is a good fit for you, a better idea of what you are looking for, & the current market status. While the lender will advise the monthly payment that works for you, type of property your would like.

Yes you may ask that the interior of the home not be photographed, no video during showings etc. FYI, typically buyers will ask the buyers agent, to ask the listing agent for photos. Sadly it happens quite a bit the buyers think the home is not in good shape. While you are selling put all of my personal belongings away, photos etc, and set your home up as a show room to sell. Photos are the #1 draw to your property let it be highlighted. Yes price & mystic are also a valuable tool, the best features are typically kitchens, baths & sun!
