My first bit of advice would be to get pre-approved with a local lender 2 months prior to starting your home search. If you need to improve your credit scores getting pre-approved ahead of time will save time, money and makes the entire processing of purchasing a home go much smoother. Even a 20 point increase in your credit score will give you a lower interest rate over the term of your loan which will save you 10's of thousands of dollars.

Make sure the Realtor you choose has a proven history of selling homes in your area. Look at previous client reviews on zillow. Is your agent low-balling your selling price to get a quick sale or commission? Or does your agent want to get you as much money as possible? My Sellers typically receive 99% or higher price of their list price. I have never had an appraisal issue on any of my listings which is vital. I truly care about my clients and go the extra mile. I am not the type of Realtor who will simply place your listing on the MLS and hope another agent will sell your home. I am very proactive with my marketing, professional photo's and have a list of buyer's in the pipeline.
