ZillowVERIFIED We found Chad on Zillow, and so impressed with the level of service that we bought the house that we found Chad without being in the Atlanta area. We live in California and Chad showed us the house by Face Time, we made a offer and it wasn't accepted. Then two others parties made offers, through Chads experience we increased our offer to win over the two other offers. Chad had spruced up our offer in communicating we were cash buyers and would close on the sellers time table. I tell my friends that we like Chads expersite so much we bought our house over the Internet without ever being there. Chad went even more beyond the service by having our son in Mableton come see the house and did Face Time again. The day of the closing, our bank hadn't communicated that rest of the wired money didn't get there, Chad again stepped in and kept me calmed and got it done and it closed on time! After the house inspector report, Chad had negotiated a fix for items we wanted fixed and we got more than what we thought we could. Without any hesitation I would recommend Chad to my friends, what a great experience and personable service we received.

As my Realtor, he helped me find the right home in the right neighborhood for the right price. I highly recommend working with him. My first impression of Chad was a very processional one, he explained that his job is more of service than sales. It was about building a long-lasting relationship, communication was key, and it was uplifting to see his love for diversity. He proved time and time again thorough his knowledge of home construction and the local market. Every time we viewed a new property Chad would perform a businesslike inspection, looking for signs of problems and commenting on the quality of construction, finish, appliances, etc. His expertise shows. Chad led me through multiple rounds of negotiation to get to a price I was comfortable with. In the end I found the property that was perfect for me and am loving it. My favorite quote Chad said was, aEURoeYou have to sell me the home, so I know is the one...aEUR? Chad is commitment in not let yourself get away with less than your expectations of the ideal home.

ZillowVERIFIED I had a unique situation in which the Dept of Transportation was taking my home in order to build a road through what is called eminent domain. This was a very scary and unknown moment in my life, but Chad's above and beyond work ethic made this experience much more survivable. He was incredibly diligent with me - always checking up on my process with the government, helping me out with them and even going to a meeting with me. This was not part of his duty as a real estate agent as my house would be sold directly to the government and he would not benefit from it. But Chad is such a helpful and caring person that he helped me anyways. He was invested in this process just as much as I was. Once I was able to search for a new home, Chad swiftly took me to all of the properties since I was on an imposed deadline. He kept in very close communication with the government representatives as I went through the buying process to ensure that all was completed that was required by them. If it were not for Chad's incredible work ethic, this process would have been a nightmare for me. Chad made sure I was taken care of from the very beginning to the very end of my journey. I highly recommend Chad as a real estate agent. He will listen to you and do all possible to meet your needs. He is a very knowledgeable, consistent, proactive and intelligent real estate agent. ZillowVERIFIED This is the second time I have used Chad to purchase a home. If you are a first time home buyer or still fuzzy on how the process works, Chad is who you want on your side. He has been there from the inception of the idea to relocate, all the way to pursuing the previous owner to fix outstanding items left on the repair list after the sale was complete. He was able to list my first home and I had 3 offers in two days. He ended up selling for 5k over my asking price. His knowledge of the market, financial aspects of the home buying process, honesty, and integrity is what will keep me as a faithful client. I had an idea of the house I wanted and Chad was able to find that house, set me up with an awesome mortgage company, ended up spending 30k less than I budgeted, and closed on my new home and old home in the same day. ZillowVERIFIED We had Chad come out on a Monday to look at the house, review the listing price and give us recommendations. He left explaining that he would look up the listing prices in the area and get back to us in regards to a reasonable listing price. He did that and was able to put the house up on the market by the following Friday. The house went up on the market on a Friday, following that we had one showing on the Saturday and four showings on the Sunday of that same weekend. By the end of the day on Sunday we had three contracts put on our house. Chad helped us sort through all of the details of the contracts and we selected the contract that worked for us. We were very pleased at how fast it all went! After that we had several contacts from Chad making sure we had everything in order until our closing date. Chad was able to get the job done.

ZillowVERIFIED My wife and I were looking to sell our home in order to move closer to the private school our daughter is attending. We never had a very good experience with buying or selling a home until we called Chad and his team. Chad poured his knowledge and know how into selling our home and guided my wife and I through every step of the process. Chad did a walk through of my home and suggest repairs on items which would hinder the sell of the house which was extremely helpful. I work full time as a paramedic and my wife is a full time nursing student so making those repairs took longer then expected. Chad and his team remained very patient and understanding during the repair time where i believe most realtors would have considered you a waste of time. Everything played out exactly how Chad said it would. He never made any promises or guarantees, but he would define how he felt things would go through his experience which was 99% accurate through the whole process. Signing documents was quick and easy through email. He and his team handled all of the leg work for us which was extremely valued and appreciated through this whole process. I definitely recommend Chad and his team for the buy or sell of your home. We had such a great experience and I'm sure you will too. We are already coordinating with Chad to help us find our next home.

ZillowVERIFIED Chad's handling of the negotiation was very different from what we wanted. We were even told by the selling agent that Chad had told them how unreasonable we were. She told us this during a bout of anger she threw at us while she was helping move the sellers trash out of the house, after the time they were supposed to be gone! As though that was our fault? Let's back up. We found this house and it seemed nice. We made an offer. We quickly agreed on a price and basic terms. Then we did the inspection. We decided we weren't really sure if we wanted it based on all the issues, but if the sellers agreed to do a bunch of things, we'd buy it. The sellers agreed. Incidentally, when I told Chad I wanted the roof truss fixed, he initially tried to talk me out of it. Look up "cut roof truss" and see what you find. After everything was signed and seemed fine, we found out that the sellers wanted to stay in the house after the closing. We were reluctant to agree. You can find plenty on the internet to discourage you from this type of arrangement. We finally agreed to close in the morning and take possession in the afternoon. After the due diligence period was over, we continued to have discussions about the timing of closing and taking possession. Chad helped them get what they wanted, even though he was supposedly working for us. The sellers were trying to close on sale of their property right before buying another property. These transactions all had to be managed. Chad's view was that they were entitled to as much leeway as anyone could give them to ensure that they can move out of their old home after both transactions are complete, and then move straight into their new home. An example of the kind of thing he would tell us is that two parties out of three are working really hard to make this work, and we need to help out also. Well the only thing we could do to ensure our transaction goes through is to put our money into escrow well in advance, which we were never asked to do (we did not have a loan). Everything else is just a question of what kind of a deal everyone gets. The sellers could have gotten a bridge loan or asked the movers to store their stuff while they stayed in a hotel, so that we could have taken possession at closing, and done a final walk through of an empty house. The realtors could have recommended a more competent attorney who would not wire the sellers money to the wrong place for the home they bought. The sellers of that property could have let our sellers move in regardless of where the money was wired, rather than making them wait a day which made them late getting out of our house (not that I would expect them to, it's just where this type of reasoning gets you). During the final walk through, we were not able to see the cracks in the garage floor (we were not even allowed in), the carpet stains underneath their furniture, or the trash from the sellers' fire pit, which they scattered across the back yard and community grounds. So now we're stuck with a town home we wish we had never pursued. To summarize why I cannot recommend Chad to anyone: rather than negotiating on our behalf to get the deal we wanted, he made us to feel that we owed the sellers an accommodation at the same time that he made the sellers angry with us for being so unreasonable. I even was told that I was lucky I never met the male seller face to face. Incidentally, the selling agent and Chad work for the same company.
