Our situation was a bit unique....our youngest expressed interest in graduating from the Charlotte high school he had been attending; we felt it best to accommodate that request, although we found ourselves in a slightly precarious position as a result....maintaining (and preparing to sell) a house in Charlotte, residing in temporary housing in Raleigh, and looking to buy a home in Raleigh. And all of this was happening in the context of one of the most competitive housing markets that the Raleigh area had ever seen. The situation was not for the faint of heart! Given these circumstances, we were so unbelievably fortunate to find Cathy Hawkins. Soon-to-be empty nesters, our house search had us seeking a particular feature-set, a parcel size that could accommodate our dogs, a target commute duration, a specific square footage window, and a layout that lended itself to accommodating family and entertaining friends. My wife and I had walked through more than a hundred homes in six months; given the competitive nature of the Raleigh market, we had begun to consider which of these wish-list items was destined for the cutting room floor. It was then that, to our surprise, we stumbled upon a property that checked all of these boxes and more, in the form of a for sale by owner opportunity. Off we went! We first drove by the house on a Sunday afternoon, and we messaged Cathy immediately after. When we next spoke to Cathy a couple of hours later, to our absolute surprise and delight, she had already made contact with the sellers. They had spoken for more than an hour, and we were scheduled to walk through the house, and meet the sellers, the very next night. Wow. Cathy met the two of us at the property Monday night. As the sole realtor in the transaction, she established an immediate rapport with the sellers. The conversation flowed easily and any anxiety that might have otherwise occurred dissipated immediately....for both us and them. We learned that the sellers had designed and recently built the home themselves; it became apparent that they were seeking buyers who could appreciate their design and construction details. The five of us spent the next (close to) three hours discussing the same. As we departed, I fully expected that Cathy would thank us and indicate that we would hear from her in the morning. I could not have been more wrong. Over the next several hours, Cathy skillfully navigated us through the offer to purchase process. She expertly answered all of our questions, exercised an acute attention to detail, and worked tirelessly to get us across the finish line. We finalized and submitted our offer that night. On Tuesday, a normal and reasonable amount of clarification and negotiation activity occurred through the course of day. Every time we called, Cathy answered. When we texted, she responded. And when we revised documentation, she confirmed. Each and every interaction was prompt, polite, and professional. By late Tuesday night, just forty-eight hours after we initially walked through the property, both sides had signed the offer to purchase contract. As we engaged the due diligence process and various other details required to get to closing, Cathy and her team could not have made the process any easier for us. On the couple of occasions where we didn't have time in our schedules to deliver funds or some piece of file documentation, Cathy was quick to accommodate by sending someone to meet us. Her attentiveness to our questions remained timely and steady. Today, as we sit in this beautiful new home, even more enamored with it today than we were when we first walked through, we have such extreme gratitude that the situation unfolded in the manner that it did. We knew close to nothing about what we were doing, but Cathy still managed to make the whole process feel almost effortless. ZillowVERIFIED I worked with Cathy for about a year. During that time, she helped us target an area that we were likely to find the type of house we were looking for. We decided on a new-build in an HOA development. She guided us through the process. Since we lived in a different state, she delivered our deposit which helped us secure the lot we wanted. She was a big help at the design center. She warned us when we were approaching the assessed value of our property and we slowed down on our spending. Cathy recommended a good home inspector and accompanied us during the pre-drywall inspection. I was apprehensive when we started this process because we lived oust-of-state. Cathy was very reassuring and took care of endless details. I would highly recommend her to buyers especially those who don't live nearby.
