I'm thinking back to this time last year when I was selling our family home and all of the anxiety and chaos that comes with that enterprise. We were talking with different agents and getting lots of conflicting advise about repairs, pricing, etc. It was stressful. We upfront told Casey that a) we wanted to sell the house with as little hassle as possible, and b) we wanted to get the best price possible. Now, generally those are two things are mutually exclusive. However, Casey managed to make it happen! In addition to serving as the listing agent, he planned, organised, and oversaw $50k+ of renovations to a home that was in need of some aEURoedeferred maintenanceaEUR? (to put it mildly). He identified what what work would net a better price and what wasnt worth the time/money, found excellent contractors, and kept close tabs on the work. If he wasnt already a real estate agent, he could certainly have a second career handling home renovations! Once the renovation work was done, he stepped into the traditional agent role, handling staging, setting a sensible price, tracking prospects, and negotiating with potential buyers. At the end, we had the house under contract at great price about a week after hitting the market. We were fortunate to have a very open-ended timeline, and Casey helped us throughout a process that ended up taking close to two years, entirely due to our needs. Throughout he continually showed extraordinary patience, deep knowledge of the local market, and was an unerring source of excellent advice. Weve actually known Casey for almost a decade as a friend and neighbor, initially from going to his open houses when we were looking for advice on how to renovate our house. Even when he hardly knew us, Casey kindly shared his thoughts on what investments would add value to the property and what should be deprioritized, which positioned us well to ride the increase in home values and then overcome the high interest rates that prevailed when we were finally ready to sell in 2023. Casey is extremely knowledgeable, friendly, and open, as well as very relaxed and low pressure, so we knew that hiring him as a sellers agent would be a good decision. We actually had a handshake agreement over a year before our sale, and he helped us find a good buyers agent in another state, whom he knew through professional associations. Around what ended up being a year before our sale, Casey was able to recommend a number of contractors who affordably helped us clean and brighten up our house to prepare it for sale. Then the market slowed to a crawl, and we had some difficult decisions to make. Casey laid out options, including going on the market in the slow fall 2022 market, holding out for a better winter market in early 2023, or else hoping that by spring/summer 2023 rates would be down and things would pick up. We had a lengthy discussion with Casey over many months about our list price, as the market kept changing, and we ended up at the high end of the range he advised, just a little bit off the price he recommended back when the market was red hot in early 2022. Thanks to his care and attention to detail we ended up with two offers above our asking price, and were able to accept one with no contingencies and a very short closing. Throughout the closing process and after, Casey was in touch with us and the settlement company at regular intervals to make sure everything proceeded smoothly. In short, everything went as well as we could possibly have hoped, and thanks to Casey and his knowledge and attention to detail, we felt comfortable and well taken care of throughout what turned out to be a very long process (entirely due to us, not Casey aEUR" hed have done just as well on a much shorter timeline). I needed to move from New Jersey to the Washington, DC area and searched for a realtor. Casey stood out as a guy who performed music on the side, while having years of expertise in the northern Virginia real estate market. When I visited northern Virginia for a couple of days, the Casey and Joe team met with me, quickly determined what my needs were, gave me a useful overview of various neighborhoods in the area, and showed me many listings. Casey, Joe, and the support staff were very knowledgeable about the diverse areas of northern Virginia and about the real estate market. Everyone made the process very easy, efficient, and pleasant. Ultimately, together, we made a list of condos for sale and made a plan to visit them. Joe and I drove around looking at many condos for sale till we found one that was particularly nice and met all of my needs. Joes commentary and advice were great and helped me to evaluate the options. Casey ONeal and Jennifer showed my wife and me what a true realtor team can add to the home buying process. With past home purchases, I had thought Realtors were just there to facilitate a process and increase costs, with little but lip service regarding what either a buyer or seller needed. Not so with this purchase!Never having owned a single family home in NOVA, we didnt have any experience with the type of market strategies or loan options needed to land a house in such a competitive area. After sharing some our needs and wants for a home, Jennifer was quick to identify many outstanding options. However due to competitiveness, we became discouraged and stopped looking midway through the pandemic. Despite our radio silence, Jennifer identified a house, not yet fully on the market that was near perfect for us. With her guidance we were able to place a noncompetitive bid on a 5br 3ba home with a wooded half acre closer to DC than wed ever thought possible. All this without stretching our finances or conservative risk profile. None of this would have been possible without Jennifers knowledge of the market, insight into what we were looking for and her great NOVA network. Caseys experience as lifelong NOVA resident was also invaluable. During the home inspection he identified several things that the home inspector didnt even catch, knowing far more about the idiosyncrasies of older homes in the area.
