There were some emotions that went along with the need to sell as well as a Power of Attorney situation.Cary handled the entire transaction with the utmost care and professionalism possible. His knowledge and expertise on all matters regarding listing, marketing, negotiation and closing made the entire process from start to finish as seamless as I could have hoped for.The first time he saw the house and we did a walk-through, he pointed out something that could get flagged by a home inspection and prepared me that it may need to be dealt with at some point. The breaker box in the house, although fully functional, had been recalled at some point so be prepared that that may need to be replaced or negotiated at some point. His knowledge of such matters saved me a surprise down the line and we were prepared to deal with it if needed (and we did).Cary also helped negotiate between two offers that came in at the same time to help maximize the selling price.Just a couple of examples of how he helped guide the entire process. There were many more. He exceeded all my expectations of what I was looking for in an agent.Added to that, the thing I appreciated most about him was his responsiveness. That is a pet peeve of mine when doing business with others. Cary personally answered every call or called me back within minutes if I had questions. Directly through his cell and not having to leave a message at a switchboard. Cary was recommended to me by a friend and it truned out that he had also done some transactions with some co-workers of mine a few years ago that I was not aware of before I reached out to him. ZillowVERIFIED I used Cary recently for the sale of my home and the purchase of a new home. Let me also state that I own a local moving company and know lots and lots of excellent realtors to choose from that refer customers too with great results. Just before I made my selection I talked to a very close friend of mine who shared his experience with realtor he got on a recommendation (Cary). My friend had listed and sold his home in 3 days with Cary. Since the purchase of my new place would be contingent on the sale of my new home I like the sound of a quick sale and was truly impressed with the confidence conveyed in his recommendation. I decided on Cary Knight as my realtor.From the first meeting with Cary I knew I was in good hands. I was expecting to get maybe 325-340K for my home based on Zillow estimates and other sold homes. I had done a remodel to 3 bathrooms and the kitchen. Cary told me that he would get me at least 350K for the home in current market state. I needed 4 weeks to get the home ready for showing. We chose a date to go live. He sent his amazing photographer out to take pictures. I could write a long 5 star review on his photographer too. The guy was amazing. Just a day or 2 before we were set to go live on the market. Cary called me and suggested that we list for 425K and that he felt confided we would do well. I was hesitant to do so as I didn't want to be that house that listed too high and never sold and was cursed to live on Zillow forever watching the "days on market" ticker rise. I see so many on Zillow like that, they've been on the market for 6 months to a year a re listed multiple times. They went too high and missed the boat. I had confidence in Cary though and agreed to list at his recommended price. Within 3 days we accepted an offer for 415K. I was absolutely thrilled. This was way better than what I had hoped top dollar would be. Cary truly has his finger on the pulse of the market. My buyer's realtor however was just the worst. She did literally no work on this deal. She sent the buyer to our home several times while we were home and she was not present at all. Very awkward and not what you would expect from a professional. She made all sorts of mistakes and just basically violated multiple rules and ignored her part of the job. Cary literally carried this sale to the end by himself. He picked up her slack and made sure that we were taken care of and the deal went through. I was really proud to have him as our realtor and felt rather sorry for our buyer that they were so poorly represented. Cary and his buyer's agent Corina were on point on showing us homes and really focusing in on what we were looking for. Corina was so responsive and proactive in finding us showings. She was also very patient of us and our "wanting a lot for less" approach to the market. Unfortunately, Oregon proved to be a bit pricey of a market for what we were hoping to buy so we had to shift our search to rural Washington to get what we wanted. Cary was able to recommend another outstanding realtor in the area and we got taken care of and now live in paradise. If you want a Realtor who is honest, hard working, personable, and sees it through to the end, Cary is your guy. He has effectively assembled a team and system for buying and selling real estate that is tremendously successful.

He was pleasant, courteous, and knowledgeable and quite helpful with all aspects of the process from the negotiations all the way throughout the closing. He clearly explained all aspects of the process, what would be needed and when and quickly responded to any questions or concerns I had. In addition he provided me with references for some work I needed done and all of them turned out to be excellent. In short, he made the entire process as smooth and easy as I could have hoped for and I would gladly recommend him to anyone looking for a real estate agent. I don't expect to be in the market again anytime soon but if I was he would be the first person I would call. I did not rate him on local knowledge because we didn't really need to talk about it. I only had a few questions and he was able to answer those with no problem but it wasn't enough to fairly evaluate how extensive his knowledge might be.

ZillowVERIFIED We had the good fortune of meeting Cary a few years ago when we were starting our house hunting process. Cary was the realtor at a new construction open home. We rarely will give our personal information to someone we just met, but there was something true and honest about Cary. He took diligent notes on our dream home details. He showed us a couple other homes, but they weren't quite right, and to be honest, we weren't quite ready. Over the next couple of years, we would get emails from Cary "just checking in", or with a link about a house he thought we might want to go see. When our daughter and son in law were looking for their first home, without hesitation we recommended Cary. We watched as he worked with them and knew right away that when we were ready to list our home of 21 years, Cary was the realtor for the listing. We had listed with another agent before and our home didn't sell. Recently and unexpectedly we found a new construction home that we fell in love with. Right away we called Cary to tour the home. Soon after we wrote the offer on the new home and listed our home with Cary. Our home sold in 1 day and our offer on the new home was accepted the same day! For the next month Cary masterfully managed both processes (the sale and the buy), working with the other realtor, both lenders and the builder on our new home. Of course he had other clients he was working with too, but you would have never known it as he was always available and very responsive to our needs. It was a busy month, but without a hitch, Cary arranged a dual signing for us. We literally signed on the sale of our home and the buy of the new home within hours of each other! Since making the move, Cary continues to "check in" with us. It's not likely that we will ever move again as this is our "retirement home" and Cary knows that, but that doesn't matter to him. He's not looking to get our business again. He has become a friend. He's someone we trust and respect and without hesitation recommend to anyone looking to buy/sell a home, or just to get real estate information from.
