She would drive and video neighborhoods and homes for us so we could get a better feel since we were not familiar with the area. Carolyn was very patient with me. She got a good feel for what we were looking for. She would steer us away from places even though they looked good online, she would let us know the real horror story. Carolyn was available day and night and weekends, even holidays! I would send a message in the middle of the night and early in the morning because that is when I thought of it and she was answering within minutes! She and Jen made the closing very smooth. They were a one stop shop for hooking us up with mortgage and insurance people, etc. if we needed. She is very informative of the process and the area. In what was a difficult market for buyers in my position, Carolyn was able to narrow the search to homes that met my criteria, and she quickly had a feel for what homes would be best for me; she takes the time to listen and learn her clients' wants instead of imagining what she thinks will be best on her own. She has great knowledge of FL home characteristics and local builders, as well as a lot of details that might not be evident to a homebuyer. She has building experience which was really helpful because I needed an introductory home that wouldn't require loads of repairs but at the same time, I hate all the new track homes. ZillowVERIFIED Family members recommended Carolyn after being pleased with the job she did selling multiple properties as their agent. My home was my first (so I had never sold a home before) and real estate isn't an area I know much about, so I was very anxious about the process. Carolyn both listened to what was important to me and steered me away from ideas (like listing my house before it was ready) when they were unwise. Although this is a "seller's market," my house was not easy to sell. I believe Carolyn did a very good job deciding how much work to put into the house. If I had simply sold as-is with no work, it would have been very difficult to get what I ultimately did for my home. If I had taken the polar opposite approach and tried to dump a ton of money into repairs and upgrades, I certainly believe my proceeds net of those expenses would have been lower than what I ultimately received (and if not, the selling process would have taken much longer, which I did not want). Carolyn advised me to invest in reasonable fixes that I truly believe added value; I believe she and her team (I was impressed with the people around her - Jen and Matthew specifically) got maximum or close to maximum financial value out of my house. I was in a rush to list my house for financial and person reasons, but she knew when it was ready, wisely advised me to wait a little longer than I had hoped, and I was able to get an offer I was happy with and accepted shortly (3 days, I think) after listing. There were a few hurdles while my house was under contract, and Carolyn did well navigating them and keeping me informed (and calmer than I would have been without her) during that time. I appreciated her going the extra mile to make sure I stayed sane via text while we hit some small speed bumps. I am definitely happy with the work Carolyn did selling my home and would recommend her to a friend putting their house on the market.

ZillowVERIFIED We were looking to downsize and what we were interested in was beachfront property. As I started my search, Carolyn Smith's name came up and I started conversing with her. She started sending me properties for sale. After seeing a few, I realized beachfront living was not for me. Carolyn then offered up the option of riverfront property. Now, I never thought about living on the Indian River. So I agreed to looking at some river from property. After we completed touring the first condo unit Carolyn suggested, she ask what we thought about it. My first sentence was I'll take it. If it wasn't for Carolyn, we wouldn't not have found our dream home. There isn't a day the goes by that either my wife or I says we can't believe we own this condo. Carolyn then took over and set up the deal with the condo developer. She convinced them to agree to a time frame that she planned out since we were in the process of selling our home. She handled all communication between developer and us, as well as all closing issues professionally and swiftly. Enough can't be said of Carolyn's behind the scene support person named Jen. With both of them tag teaming on all issues that arose, we wouldn't have closed in the timely manner as we did. But she never gave up on us. She really managed to internalize what both of us considered important and didn't waste our time with listings that wouldn't resonate with us. When the perfect house finally came on the market, she sprung into action to make sure we were the first to see it and get an offer in. She was a great advocate for us as buyers and secured a thorough inspection and a fair price. ZillowVERIFIED We had a very pleasurable experience with Carolyn smith as the realtor selling our condo in satellite beach florida. I am an engineer who retired and moved back to California. We out our condo on market for sale Jan 2019. She was able to find a cash buyer while we were in California and negotiated sale very quickly and get vs close to our selling price. The buyers were looking at other units lower sale price in our building but convinced them to buy ours with upgrades. We closed and sold our condo end feb. Carolyn has very good people skills and listens to desires of her clients. It was tricky to negotiate sale with us living in California and buyers in Florida. Carolyn also has excellent people skills and is honest not just pushing for sale. She knows the area well and priced our condo to sell. The other units are still on the market and have not sold. We were concerned about living in California and maintaining a beach condo in Florida. We are very relieved our condo sold so quickly which primarily because Carolyn worked efficiently on finding us a good buyer. I would highly recommend Carolyn.

We had a fairly drawn out process - we bought new construction that had hiccups on the developers side - and lesser agents probably would have lost interest. But throughout the whole process Carolyn was super involved, helping us navigate the builders, timing, and all the little things we knew nothing about. As we come to the finish line of both our sale and purchase I am amazed at how much work Carolyn put into us. She was always available - even at times she really shouldnt have been - and has an amazing network of people like handymen to recommend along the way. I'm honestly not sure we would have made it without her.

For our home sale, Carolyn found us an all cash buyer who would let us live in the house until we found our next dream home (which we did)! And she did all this before even officially the house in the MLS by using her many real estate connections. They also have an amazing assistant, Jen, who is the most detailed and responsive admin/transaction coordinator I have ever seen.
