FAQ
Always find out how much house you qualify for
Our homes are lifetime investments and they carry with them strong personal ties. We know that selling a hme ranks among our clients' most important experiences and we strive to approach our task with sensitivity, concern and competence. To us, the business of selling real estate is in fact a full time business, not a hobby.
We pledge to use our extensive knowledge and expertise, along with the latest technologies to provide to you the absolute highest performance, efficiencies and professionalism in the process of selling your home.
Price Right And Avoid…
…Never-Never Land!
One of the most important aspects of successfully selling your home is to avoid overpricing. Many sellers, and unfortunately, some real estate licensees, will initially overprice a home with the belief that the price can always be adjusted downward at a later date with little or no penalty.
wrong!
Experienced agents are quick to point out that the best and most active period of a listing is the first few weeks on the market. At no other time will the interest of fellow practitioners, both within and out-side of the listing company, be at a greater level. But let’s examine the inevitable reaction of the potential buyers who see this new, but overpriced listing.
It is crucial to understand that buyers are looking at multiple properties and making decisions to purchase a particular property based on various factors, one of which is comparable price. A buyer who is pleased with the amenities of two or three properties may then make a decision to purchase based on listed price. If two of the properties are properly priced, and considerably less than the overpriced one, which is least likely to receive an offer?
On the other hand, suppose a buyer is looking at houses in a particular price range. The over-priced listing is being shown with similar listed prices, but the amenities of the property are considerably less than those of its well-priced counterparts. Which of the properties in this category is guaranteed not to receive an offer?
An overpriced listing does not fit the market and is banished to Never-Never Land only to be appreci-ated by Peter Pan and the Lost Boys!
A “market worn” or stale listing will not sell at as high a price as it would have had it been priced with the market in the beginning.
From entry level buyers and sellers to Luxury home clients, along with sellers & buyers who want to purchase a Developed Lots/Land to build their own homes, New Construction buyers, clients who are Investors, looking for Commercial properties and Multi-Family homes.
