ZillowVERIFIED Carl Rizzuto is the WORST Realtor I've ever dealth with.He would SCREAM at me at the top of his lungs. He is sarcastic and unprofessional. The buyer's agent kept me abreast of appointments, not Carl. Finger pointing to others for his failures to perform. My home appraised at $30,000. over what Carl listed it at. Of course it sold almost immediately, it was under valued. BTW, he charges an extra $500 over his commission. Just another thing Carl didn't inform me about.I usually do not give reviews, good or bad, but, Carl was an unbelievable nightmare. This was my experience with this Realtor. I'm not telling anybody what to do, I'm just sharing my negative experience.

He promised to be available, motivated, and quick results, just like all realtors, except we are not first time homeowners and had experiences of listings that was lengthy. He guided us through the process to get the best price for our place to be sold. We didn't realize how serious he took his words. We got more than we thought. We signed our listing on a Monday and within 2 days we had daily appointments to show our home. Some days multiple showings.It wasn't quite 7 days and we had an offer on the table. "Really!" I thought but not really believing it. " He's just another real estate "salesman '. Well sure enough, I received a call telling us we had a customer who wanted to move in within 2-3 weeks, which means we could continue our plans without delay. The price and closing date was set. We use the electronic signature process, which helped to cut down on the turn around time. Here we are at the closing. He is not just another salesman. He went into action and brought immediate activity. He was always available, kind, professional and honest.He answered my questions , always concerned about our wants and filled his promise "get your home sold quickly." He communicated with us on the status of our sale on an almost daily basis. We felt as though we were his only clients, and we were important. ZillowVERIFIED I first used Carl to sell my 5 bedroom, 3 bath 3,600 square foot pool home in 2006. I interviewed several realtors and was looking for an agent that would protect my interests first and foremost and who had detailed knowledge of the market, and who was willing to work hard to creatively market the property rather than just putting it in the MLS and waiting for bites. I was not interested in realtors who provided unrealistic pricing expectations in order to get the owner to sign a listing. 90% of the transactions are done by 10% of the agents and I wanted to work only with someone who is a dedicated professional and who is willing to go above and beyond to get the property sold for the best price and terms. Simply putting a property in the MLS and waiting for buyers is not what you pay the real estate commission for. Carl has over 37 years experience in the industry. I know that property will sell for fair market value and that they key is to market in a variety of channels. Because of my confidence in Carl's marketing and negotiating skills, I have consistently recommended him to others who are looking to buy or sell property. My wife and I just purchased a waterfront lot and will be building a home. We will be selling our current home when the new home is completed. He ran open houses and did all the necessary advertising.BUT WHERE IT REALLY COUNTED: Carl competently handled all the manufactured "problems" the inexperienced Tres Belle HOA invented and unleased just before closing. If you are SELLING or PURCHASING in an HOA... I WOULD HIGHLY RECOMMEND USING CARL as even the TITLE Company Representative commented they have never seen an HOA so operated. Perhaps the most impressive thing about Carl was his persistence in finding us a buyer. The ultimate buyer was so demanding and offered us such a low price that I told Carl not to ever bother us again with this buyer. Nevertheless, Carl continued to work on this buyer and ultimately got them to a place where we could quickly work out a satisfactory sale.
