    If you're specifically looking for a foreclosure home, I'd recommend checking out https://www.hudhomestore.gov . Many agents work with foreclosures, and if you ask your agent whether they're registered with the HUD Home Store and they immediately know what you're talking about, you're in good hands. BUT I'd also suggest talking with local agents and asking if they've worked with short sales before. A short sale is when a homeowner sells their home for less than what they owe, and the bank agrees to forgive the difference. This can sometimes result in the buyer getting the home for less than what the bank would list it for as a foreclosure, since the bank doesn't have the added costs of taking the property back, listing it, and doing their own inspections. It's not guaranteed, but I'm seeing more short sales lately, and it's smart to keep your options open by looking at both foreclosures and short sales.     How clean should my house be for appraisal?

    I find that appraisers are very forgiving when looking at your home. They know that any home they are comparing it to people also live in. If you have most of the clutter picked up but a couple things out it is not going to be a huge deal. More important to make sure you have CO2 monitors, water heater straps (if required in your area) and smoke detectors and make sure that any safety concerns have been taken care of. They will look at those a lot more than they look at how perfectly clean it is.
