ZillowVERIFIED True story: Bryne called me out of the blue and I was actually interested in speaking with him about selling my home. Normally, I just mess with the callers of unsolicited phone calls to my cell phone. But there was a sincere quality that Bryne had, so I save his number. I had spoke with him several more times before I actually asked him to be my realtor. I was fortunate to have Bryne on my team. He helped me out tremendously. The house that he helped me sell, which was a rental property, was in complete disarray after the tenant moved out and didnt care about getting the security deposit back. The entire house was littered with clothes, furniture, stains, dog smells, it was bad. However, after I employed Bryne and his team, it was no longer an issue. The next problem I had with selling my house, was WDO or wood rot issues. Well thanks again to Bryne, he happened to know a contractor that was available to rectify those problems as well. Then it was a water heater that had to get replaced and so on...It seemed that the closing date would never happen for me. But, It did because I am writing this review because Bryne helped me out so much and I would recommend that he help you also.

He asked the right questions to gain understanding of my situation, the house fit with the market and neighborhood conditions, and what I was looking for out of the sale. After one conversation he understood completely what I was looking for, had a plan to get there, and executed on his plan near flawlessly. His experience, manner and focus on my goal was invaluable in guiding me through some unusual and less than ideal circumstances with a buyer and their contract. He was never pushy and had good advice for us, since we were first-time homebuyers. He was always on top of things (such as keeping in contact with our mortgage lender, and contacting the sellers agent) and had lots of good contacts for plumbers, house inspectors, contractors etc. He was also able to negotiate a closing credit for us from the seller. My wife and I are relocating from SF Bay Area to Jacksonville and he has helped us out every step of the way. He was always willing to work with us using a schedule that worked for us, and went above and beyond to get our house sold and help us find a new one. His custom sign really draws attention and traffic as it highlights the features of your property for sale; the website he makes with a video with your address as the URL is something that everyone should do in this technological age but Bryne is the only Realtor I know of doing this. Buying and selling homes can be an emotional process and Bryne made our whole family feel comfortable the entire time (he had a great rapport with our kids!) I was very happy working with Bryne and have personally recommended him to several friends, and would definitely work with him the next time I need to buy or sell a home.

He patiently answered numerous rookie questions throughout the process and 6 months later we were homeowners. Two things in particular we really appreciated: 1) He knows the Jacksonville market very well. Bryne called the approx selling price of places on multiple occasions. He always let us make the final decision but gave very good advice on what to and what not to bid on given our budget. 2) Bryne is extremely responsive. Wed worked briefly with other Real Estate Agents before finding Bryne and left them because they were more interested in selling us a house than helping us find the right home for us. Throughout the process, Bryne was very responsive and up on current technology which I really appreciated. And when we did find the house we wanted, he got the inside scoop that a lower offer than the asking price would likely be accepted. And it was! Side note: Bryne has excellent contacts for inspectors and financing, we were super impressed with both. After the inspection revealed a few items that needed repair, Bryne did outstanding in negotiating both repairs and credit toward the closing costs. I was very picky but he continued to help me until we found the perfect home at a great price. If I ever found a home that I wanted to view, he made sure I seen the home the same day or within 24 hours. Because of his responsiveness, I was able to put in an offer on my house before it had been on the market a full 24hrs.
