My advice to a buyer purchasing a home would be to get pre-approved before you fall in love with a house. Trust me. Nothing hurts more than finding “the one” and realizing it’s out of reach. Know your numbers first, then shop smart! Just because you can spend it doesn’t mean you should. You don’t want to be house poor. Leave room in your budget for fun things like dinners out, vacations, and maybe a Target run or two. Location will ALWAYS matter more than granite countertops. You can update the kitchen later but you can’t move the neighborhood. Always do the inspection. Always. Don’t make big financial moves during escrow. No new cars, no new furniture, no surprise shopping sprees. Your lender is watching until the keys are in your hand. Be flexible. No house checks every box. Focus on your must-haves and let the rest go. Paint colors and flooring can be changed, but good bones and a great location can’t. Work with someone you trust. This is SO important! A great agent should make you feel calm, informed, and protected. Not pressured or confused and frustrated. Patience pays off. Easier said than done, I know! Sometimes the right house takes a little longer to find. Don’t settle for something that doesn’t feel like you. And most importantly… enjoy the process! This is such an exciting chapter. Don’t get so caught up in the stress that you forget to celebrate the fact that you’re buying a home! ?

My advice to a seller selling their home would be to price it right. This is the most important step you can take to ensure a smooth and efficient sale! I know it’s tempting to “test the market,” but trust me... the best results come when we price strategically from day one. That’s how we attract real buyers and strong offers. Make your home shine! Declutter, open the blinds, light a candle. It's the little touches that make a big difference. Buyers don’t just see the house; they feel it. Have patience. The right buyer will come. Sometimes it’s quick, and sometimes it takes a little time but every home has its moment. And finally...have confidence in me to handle the rest.
