ZillowVERIFIED While I appreciated Brian's responsiveness, I feel that the advice provided during the sale of our home could have been more strategic. I would have preferred a more creative approach, such as suggesting a buyer's incentive, rather than encouraging multiple price reductions, which ultimately totaled over $100,000. The original listing price was based on HIS RECOMMENDATION, and had we known the extent of the reductions needed, we would have reconsidered even listing our home. He didn't hesitate at all with that listing price and felt confident at that time (I have communication with Brian to prove this). We told him that what was most important to us is that the agent we use be completely up front with us about the listing price. We weren't just going to take the person who gave us the highest listing price, which came in at $1.3M (we listed at $1.237M). In addition to what we paid for the house we have put over $100k into it and Brian stated that no one could build our house for what we were asking so he felt it was a reasonable listing price. During our initial meeting, Brian indicated that he frequently works with relocation teams and implied that this could bring potential buyers to our property. Unfortunately, this did not materialize, as we did not receive interest from any relocating buyers, which was disappointing. Although Brian says he has a strong track record and mentioned that he has never taken more than 30 days to sell a house, our experience differed. After 60 days on the market, losing out on a home we had a contingency offer on, and reducing our price to an uncomfortable level, we ultimately decided to withdraw our house from the market. I am not sure that Brian is used to selling many homes in the $1M+ range so that is our fault for not doing more research. Just a couple months after we pulled our house from the market, the same model home sold for $1.225M just one street over, so perhaps that realtor would have been a better option for us.

ZillowVERIFIED Brian is a newer real estate broker who performs the job like a seasoned veteran who has been doing this for many years. Brian represented us as both a selling broker and a buying broker. On the buying side, Brian worked hard for us in finding a new home, showing us upwards of around 30-40 homes over the course of several months. He was patient with us and didn't complain that we were wanting to see too many houses. He was able to determine quickly the kind of house we were looking for and encouraged and helped us in finding the right home. Where Brian really shines above others as a real estate broker is in 2 areas. 1st, his loyalty to his client. Brian makes you feel like he cares very much about how well his client makes out in the deal. He is willing to fight tooth and nail for a fair deal and to get his clients the best possible end of every deal, whether buying or selling. The 2nd area where he shines is at the negotiating table. Brian has a real skill at being able to shift any negotiating situation into your favor. In other words, even if it doesn't appear at first that you hold the upper hand, or, the "bargaining power" in a negotiation, he has a masterful way "turning the tables", so to speak, so that you now hold the bargaining power in the deal. His many years of experience in sales really shines through and becomes obvious as he works on your behalf to get you a fair deal. Brian came through for us in a big way when our sellers wanted to shaft us with an unorthodox request pertaining to the closing of our house which would have left us homeless and would have cost us lots of money. Brian worked on our behalf negotiating with the seller's broker and was able to get them to waive the request which helped us immensely. As a selling broker, we were especially impressed at the fantastic buyer's page that Brian put together for our home on MIBOR. The home packet that he assembled which advertised our house was very carefully crafted and well thought out. He really "sold" our house on paper, and made our house seem extremely appealing and desirable. As a result, we were able to sell our home in less than 24 hours after it hit the market! Wow!All in all, Brian is a great broker - we highly recommend him. Give him a shot and let him work a deal for you - you will not be disappointed!
