Ashley was amazing to work with. She has a great attention to detail. Being first time home buyers, she made the process easy. I highly recommend her for anyone buying or selling a home in Central Arkansas

Ashley was absolutely amazing! We have officially been in our home for 1 full year and if it werent for her and her husbands attention to detail and their diligence, we would not be here. They were both so very caring. It wasnt just a job to them. They put thought into everything they did all the way down to the welcome home basket they left for us. As first time home buyers, the process was as smooth as it could be with her on our side! Thank you for everything and then some!!!

Ashley Watters with eXp Realty is amazing! She made the whole process smooth and stress-free, always staying in touch and keeping me updated every step of the way. Her communication is top-notch and she truly cares about her clients. If youre buying or selling around Little Rock, you wont find anyone more kind-hearted or dedicated than Ashley!

Since day one Ashley and her husband have been so awesome. My price range wasnt that high so its kind of a struggle to find a home in that price range and in the area I wanted to be in and I know it was probably a struggle for them constantly having to check for houses and being in the price range that I was in, but they held it down until they found me a house which I love, very good people very knowledgeable as I consider than my friends now thats how awesome of an experience this has been I stressed out a lot about stuff, but they insured me that everything was gonna be good and they were right.. I would recommend them to anybody I know buying a house 10 out of 10 for sure.

If your contract expires on Thursday, you are generally free to work with another realtor after that date, as you are no longer under obligation to your current agent once the listing agreement expires. It's courteous and professional to let your current agent know that you will not be renewing the agreement and that you'd like to return any items, like keys and signage. Here's what you can do: Notify Your Current Agent: Let them know in writing that you will not be renewing the listing agreement after it expires on Thursday. You can also arrange a time to return the keys and sign. Check for Post-Listing Clauses: Some contracts have a protection period (often 30-90 days) that protects the agent's right to a commission if they procured a buyer before the contract expired. Make sure you understand this section. Be Upfront with Your New Realtor: Since your new agent is a family friend who just got licensed, be mindful they may be learning the process. You may want to provide them with some support or consider whether working with a more experienced mentor alongside them could be beneficial.
Yes, your plan is smart. You have a strong credit score, steady income, and time to make improvements before retiring. Both Cedar Hill and Duncanville currently have good inventory and softened prices, giving buyers more leverage. Right Timing: Buying now lets you secure a good deal and improve the home while still working. Overall, buying now is a wise move. Just make sure to have a local agent help you navigate each neighborhood.
Pay down the $10,000 as quickly as possible. Prioritize on-time payments to rebuild credit. Consider selling small assets or picking up extra income. Look into local home repair grants. As your credit improves, you may qualify for better financing to renovate or refinance later.
